Everyone, welcome, and thank you so much for joining. The question I want every single one of you walking away with the answer to is right there on the screen. Is real estate the right career for you? Should you go ahead, invest your time, your money, your resources into starting this career? So here&#x27;s what we&#x27;re going to do over the next 40 minutes, and I&#x27;m going to try to keep it short if we can. So three things. First, we&#x27;re going to go determine fit, whether the real estate aligns with the kind of person you are, the skills you have, the lifestyle that you want. Second, we&#x27;re going to understand the realities of this job. You see, there&#x27;s a version of real estate that you see on social media and on TV. That version, again, does exist, but it&#x27;s not the full picture.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> In this session, I want to show you the actual day, what does it look like? The actual week. What is the first year really feels like. And third, most importantly, by the end of the session, you should be able to make your decision whether it makes sense to invest your time, your money, and your energy into this path. Honestly, even if you walk away from this session thinking, &quot;Okay, this is not the right career for me,&quot; that&#x27;s a huge win. And just as much as someone walking away saying they&#x27;re going to enroll tomorrow, both are clarity, and I&#x27;m hoping clarity is what everybody came here for in this session. A little bit about me. My name is Sameer Mih. I&#x27;ve been in the business now for just over 12 years. I&#x27;ve been a sales representative. I&#x27;ve been a managing broker. I&#x27;ve been a broker of record. I&#x27;ve run brokerages.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> I&#x27;ve worked behind the scenes, in front of the scenes. Today, I sit as the operations side at one of the top brokerages in Toronto for a boutique luxury office where we focus on luxury homes. So what this basically means is my profile, I see what happens behind the scenes. I see the compliance, the deals that fall apart, the agents who succeed and the agents who don&#x27;t. I also train and teach here at the Career College. I&#x27;m the lead facilitator. I help through a lot of the sessions that you would be enrolled in once you begin. Now, I want to share something personally. When I first started, and I was thinking about, &quot;Is this the right career for me?&quot; Believe it or not, it&#x27;s actually one of these sessions that I attended. I got the information, and I knew this is the right place for me.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So it&#x27;s one of these sessions that personally really, really helped me out as well. So again, today, hopefully, now that I&#x27;m leading one of the same sessions myself, I&#x27;m not going to give you surface-level answers. I&#x27;m going to give you depth because that is what I needed back then when I started and when I was in these sessions that really, really helped me. Let&#x27;s start off with a really important question. What is a real estate agent? If you ask the average person, they&#x27;ll say something like, &quot;Well, these guys, they just show houses.&quot; That is true. However, it&#x27;s like saying a doctor just takes temperatures. It is the most visible thing that we do, but it is a tiny fraction of the actual job. For most of your clients, that is the biggest check they will ever write or the biggest check they will ever receive if they&#x27;re selling. These deals are emotionally charged. They have legal complexities. They involve six or seven, sometimes 10 different professionals, such as lawyers, mortgage brokers, inspectors, appraisers, stagers, contractors. I don&#x27;t want to name them all, but your job is to keep all of them in that organized, to keep your client informed, and to protect their interests at every step of the way. Okay?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Your job is someone who has to deal with a transaction that&#x27;s very emotionally charged, a lot of legal complexities, many professionals involved, and your job is to make sure everything is organized and to protect your client&#x27;s interests every step of the way through this whole journey. Now, let me speak more to this. I&#x27;ll give you a real scenario, okay? Because the abstract job description is one thing, but the actual reality is another. Now, I want you to imagine a couple going through a divorce. They&#x27;ve been together for years. They own a home together, the home where they raised their kids. They&#x27;ve renovated the kitchen over time. They made years of memories. Because of the divorce, they now have to sell. Now, think about what that really means. They have probably never sold a home before. This was their first one.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> And on top of everything else they&#x27;re dealing with personally, now the legal stuff, the emotional stuff, the kids, now they have to figure out how to sell a property that might be worth millions of dollars. So they don&#x27;t know what selling means. They don&#x27;t know how to do it without making expensive mistakes. So this is where you or that real estate agent comes in. You walk into the middle of that entire chaos in that process, and you become the guide. You take the stress off of them. You explain what&#x27;s going to happen this week, next week, the week after. You tell them how to prep the home, how to put it on the market, how the showings are going to go. When people send offers, what do the paperwork actually means? You tell them, &quot;Okay, now let&#x27;s talk to the lawyer.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Let&#x27;s talk to the accountant.&quot; When you do that job really well, when you bring calm and structure to a very hard moment in this couple&#x27;s life, that family Or each of the partners, by the way, is going to remember you forever. That is the kind of work that builds, by the way, a really good referral network also, that now each of those partners and their families are going to hear really good things about you. And now you get this ripple effect of others and those families that are going to use you to help them as well. So, in that scenario that I just gave you, what is the agent actually doing? Three things, okay? One, you&#x27;re reducing the client&#x27;s stress. You become the person who says, &quot;Look, I&#x27;ve got this.&quot; Most clients are operating in very unfamiliar territory.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So you are the expert who has done this hundreds of times, or you&#x27;re part of a brokerage that has done this hundreds of times. Number two is your strategic preparation and pricing. You walk through the property, you tell them, honestly, &quot;This needs paint, this needs decluttering. You&#x27;re building the plan. Okay? You&#x27;re not guessing, you&#x27;re using market data. And number three, you coordinate other professionals. So the lawyers, the home inspectors, the stagers, the professional photographers. You are the center. Without you, all of those moving parts do not talk to each other, by the way. And the deals literally I&#x27;ve seen fall apart in those gaps. That is what your clients are paying you for. They are paying for the expertise that turns a chaotic process into something that feels so managed. That is the value proposition, and that is what justifies the commission, by the way, that we charge as real estate agents. Now, the divorce scenario that I gave you is just one.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Think about how many other scenarios exist out there, okay? A young couple, just married, living in a three-story townhouse, and it&#x27;s full of stairs. There&#x27;s stairs everywhere. Now, the wife gets pregnant. Suddenly, the stairs become a real problem. They cannot live there anymore. Now they have to sell. So they have to find something practical, something maybe bigger, maybe something with no stairs. Again, they&#x27;ve not done this before, so they&#x27;re going to need a guide, a real estate agent, you. Another scenario could be, let&#x27;s say that a family took on a mortgage they thought they could afford, but something happened. Okay? Maybe a layoff, an illness, and now they cannot make payments. The bank takes over their property. Now the bank needs a real estate agent to handle the selling of that property.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You see, and that&#x27;s a whole different type of transaction. Imagine someone who&#x27;s retired, downsizing after 40 years of being in the same home. They want to sell and go into a smaller house. Estate sale, maybe, because the family member that owned the property passed away. Imagine a professional relocating from one province to another. Think about an investor that&#x27;s building their investment portfolio. They want to buy a couple of properties that are rental properties, and they want to collect a good cash flow. There&#x27;s so many scenarios. The reason I&#x27;m detailing them out is to really kind of open up your mind to see how many places a real estate agent is really needed. So each of these scenarios are their own world, by the way.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Each of them have its own emotional weights, its own legal considerations, its own urgency, and its own timelines. Which is why this career, in my opinion, by the way, is one of the most interesting careers out there. You&#x27;re never doing the same thing twice. Every day, every client, every house is a whole new challenge. Now, let&#x27;s go through a bit of behind the scenes. When you take a listing, what does the work actually look like? So again, imagine someone wants to sell their home, and they want to speak to you. They hopefully want to use you into selling that property. So take a look. You&#x27;ll see step one is the research and valuation. Before you list, you have to know, what is the home worth? That means pulling comparables, studying the neighborhood. There&#x27;s a lot of research. So now you both agree on a strategy, the seller and you are in line with what we&#x27;re going to go forward with. Then comes step two, which is the paperwork. So now you have paperwork to deal with. You got listing agreements. You got a lot of different forms that must be explained, right? There&#x27;s forms that must be explained before that meeting even takes place in step one. So the idea is you now have to prepare documents, you have to understand them yourself, and then be able to explain it to the client before they sign. And then you have the next step, which is getting the actual home ready. You have to now help them declutter, stage. You have to bring in professionals to actually help with all that.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Then making sure that the actual photos and the media that you&#x27;re going to create, it looks perfect. The goal is to make sure the home looks its absolute best before it ever hits the market. Over 90% of the buyers, by the way, start their search online. Now the whole world is online, so if your listing photos are dim or doesn&#x27;t look the best, you&#x27;ve lost that buyer, by the way, online. They&#x27;re never going to even come inside for a showing. So the prep work that we do, it&#x27;s extremely important. So now let&#x27;s keep going. So let&#x27;s drill into the prep specifically a little bit more and what the prep really is. So buyers, by the way, cannot picture themselves living in a home filled with someone else&#x27;s life, someone else&#x27;s family photos, bills on the counter, their kids&#x27; artwork on the fridge.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So you have to now guide the seller And tell them, &quot;Look, we got to depersonalize this entire home.&quot; Sometimes you might even bring in a professional stager just to rearrange and help them declutter. Then after that, you might have to speak to someone to deep clean the entire house. You might have to replace dated light fixtures, fresh paint, maybe. Your job really is to advise on which improvements will actually return more than they cost. Not every renovation is worth it, so knowing the difference is part of your expertise. Then once the house is cleaned, it&#x27;s staged, it looks absolutely fantastic, we go into the professional media. So we might do videos, photos, drones. We might bring in camera to create a whole 3D walkthrough. First impressions matter. So properties that are properly prepared sell faster. They sell for more sometimes.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> That is a measurable difference in your client&#x27;s outcome. The home is now, let&#x27;s say, ready. Okay, so you have all that is done. Now we get into in front of a buyer. So what happens is a lot of marketing. So you might go on the MLS listing, you might go on all the other online platforms on the internet. You might then do the old school, but still the best thing, one of the best things you do is open houses. So you&#x27;re going to host open houses, answer questions, meet people, meet the neighbors in the area. You might receive private showings, buyer agents bringing their clients. So there&#x27;s a lot happening. So now once that stage is done, this next part that comes naturally after, which is the offer phase. When offers come in, it&#x27;s not just about the price, it&#x27;s about the whole package. What conditions have they put in that offer?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Is there financing? Is there an inspection involved? Is the closing date too far? Is it too early, or is it just right for what the seller wants? Is the deposit reasonable? You see, I&#x27;ve seen deals where the higher offer was actually the worst offer because the conditions were so not great, or the closing date was just a complete deal breaker. A skilled agent reads all of the offer and advises the client through every major point on that document. And then negotiation. This is where you really, really earn your commission. A strong negotiator can find tens of thousands of dollars for their clients. That is the difference between someone who knows what they&#x27;re doing and someone who&#x27;s just winging it. So it is a skill, by the way, that you develop on how to negotiate really well, and you do get a lot of training, thankfully, from your brokerages.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So nobody&#x27;s born with being a great negotiator. You just learn through a lot of practice. So let&#x27;s say now the negotiations goes well. Okay, and now the offer is accepted. Now what? Now we move from pending to firm, meaning all conditions have been satisfied. The contract is now fully binding. The home is technically sold. Now we enter what we call the closing period. Typically, two to three months in Ontario it takes on average for a home to close. So during that window, the seller is preparing to move out, the buyer is preparing to move in, and you&#x27;re coordinating with the lawyers, the lender, the moving companies are being booked, right, and everybody else that&#x27;s involved.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So right before closing, there&#x27;s a final walkthrough that might happen, making sure that the property is in the condition we agreed, nothing&#x27;s been damaged, and everything is supposed to be as included. Then comes the actual closing date, the date where the lawyers transfer the names on the property, the keys change hands, and then the monies are all transferred to each other. That moment then, watching the first-time buyer get their keys to their first home or watching a family receive the profits from selling their home, that&#x27;s what makes this career absolutely worth it. And by the way, that&#x27;s also the day that you get paid your commission, so-called the closing date. So let&#x27;s keep going.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Before you decide, okay, I just walked you through everything, not everything, but I gave you a really good picture that goes into just one transaction where you&#x27;re representing the homeowner. You might be thinking, &quot;This is a lot of work. Why would I want to do this then?&quot; Let me share something with you. Personally, after 12 years of being in this business, this is the best career I have chosen for myself. I wake up genuinely excited to see what&#x27;s ahead of me. Every client is different, every property is different, so I kind of become this problem solver because every challenge is going to be a bit unique, and there&#x27;s real satisfaction in that.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> But the version of real estate that you&#x27;re going to see on social media, the nice car that we might drive, we might get paid really good money, and then we drive nice cars and fancy suits, and we&#x27;re just opening doors. Again, that&#x27;s the highlight reel. It exists, but it&#x27;s not the full picture. What you do not see is the hours of unpaid research, the deal that fell through the day before closing because the lender changed their mind, something, maybe someone lost their job. So this career rewards people who are willing to do the work that nobody sees. So for the right person, those challenges are exactly what makes this work meaningful. So why would you actually choose this career? I&#x27;ll give you some reasons. Number one, I&#x27;ve been saying this, every client is unique. So every deal that you do is going to be its own little project. Okay? Number two is the continuous learning. The market changes constantly. Interest rates change. The actual legislation, the rules around where we have to work And make sure we&#x27;re complying by gets updated. New neighborhoods become hot. New marketing platforms emerge.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> The agents who stay sharp long-term are the ones who keep learning. Number three is diverse opportunities. So you don&#x27;t have to stay in one lane. You can start in residential real estate, you could then move into commercial real estate, or you could specialize in pre-construction, or you could say, &quot;You know what? I&#x27;m just going to focus on luxury properties.&quot; You could even get into property management, become an investor yourself. You could say, &quot;I know a lot now,&quot; or, &quot;I have enough financial means, I&#x27;m going to open up my own brokerage.&quot; This career has multiple branches once you get in. I personally started as a sales representative in residential, and I now am in operations behind the scenes of a luxury office. The path is rarely a straight line, and that&#x27;s actually also the appeal of it.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So here&#x27;s a reframe I want every one of you to hear clearly, okay? Getting into real estate is exactly like opening up a business. Imagine you&#x27;re opening a restaurant. The only difference is you don&#x27;t actually have a physical storefront. Everything else about you running a business is true when it comes to real estate. So what does that mean practically? I&#x27;ll explain. When you get into this career, please, please note that your income is commission-based. You don&#x27;t have a salary, you don&#x27;t have a paycheck coming to you regularly. So say you help someone sell a property, the same scenario I just gave you, okay? And let&#x27;s say that property is worth $1 million. The typical total commission that we would charge if you are on the seller&#x27;s side would be, let&#x27;s say, 5% of the value that the property sells for.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> In this example, let&#x27;s say it&#x27;s a million. Half of that money, by the way, goes to the cooperating brokerage, the agent representing the buyer. That means now there&#x27;s two sides. There&#x27;s you, and then there&#x27;s the co-op agent that brings the buyer. Your side keeps half of the 5%, and the other side keeps half. That means that&#x27;s 2.5% for you on a $1 million value property. That&#x27;s about $25,000 on that one transaction. Okay? This leads me to the next point, which is there is no income ceiling. Imagine a career path that you&#x27;re not limited to how much money you can make. You don&#x27;t have to ask anyone for a raise. You don&#x27;t have to worry about losing your job. You&#x27;re creating the business yourself. I personally know agents right now that make well over a million dollars yearly on commissions, and I know agents that make just over 50,000.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> The range is enormous.<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"freedom-flexibility-and-entrepreneurship\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">21:00<\/span>\r\n              <h2>Freedom, Flexibility and Entrepreneurship<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> It&#x27;s really up to how much effort you put into this. And number three is the personal control. You decide who you want to work with. You don&#x27;t have to work with everyone. You decide what is your niche, how your marketing&#x27;s going to be, what are your hours, how aggressive do you want to work and grow this? Maybe you&#x27;re someone who has kids, and you have only certain hours that you&#x27;re going to be able to give it and be able to let it grow. You&#x27;re someone with no kids. You can work literally eight hours on this every day. So you have that personal control. If the idea of being your own boss really excites you, then this is one of the most accessible paths into entrepreneurship in this country. Let me put real numbers on the screen for a second. There we go. So $25,000 on one deal.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Let&#x27;s say close one deal a month at that level, you&#x27;re looking at $300,000 a year. This math is real. The agents I know personally who are doing one or two deals a month consistently are absolutely in that income range. But I&#x27;ll give you the honest version, okay? I don&#x27;t want to oversell this. In your first year, most new agents close somewhere between zero to six deals. That is also, by the way, the build phase. The first year is your build phase. Statistics consistently show that a large portion of new agents leave the business within the first two years of entering this career, and the most common reason is that they did not have a financial runway to get through that build phase, which we&#x27;ll talk about.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So when you are thinking about whether this career is right for you, the question is not, &quot;Can I make a lot of money in real estate?&quot; The answer is yes, you will. The agents who put in the work, who build their network, who follow up consistently, they get there, six figures, some seven figures. The real question is, &quot;Can I sustain myself for 12 to 18 months while I build the business that&#x27;s going to make me a lot of money?&quot; Okay, you see, that&#x27;s a different question you&#x27;re asking, and the answer to it largely determines whether you&#x27;ll be successful here or not. Let&#x27;s talk more about this. On the lifestyle side of things, by the way, this is one of the genuine perks. You set your own schedule.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> As I mentioned, if you have kids, you can drop them off to school, then work at your real estates, go to the gym, come back, deal with a few more client calls or prospecting. By the time you&#x27;re ready to pick up your kids, have dinner with the family, now you can work by Tuesday afternoon, take a Friday off. You can take a working vacation. The good thing is you&#x27;re not chained to a desk, 9:00 to 5:00. But this is real, the flexibility cuts both ways. Your clients will also work 9:00 to 5:00, which means they are going to want to see properties with you in the evenings and on the weekends. So Saturday mornings are prime showing time. Sunday open houses are very normal. So when people ask me, &quot;Simar, do you have a work-life balance in real estate?&quot; My answer is yes, but it is a different kind of balance.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> It&#x27;s not evenings and weekends I&#x27;m off, I get to have fun. No, it&#x27;s I get to design my week, but I work when my clients are available. And honestly, for most people who try 9 to 5 and feel suffocated by it, this trade is actually more than worth it then.<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"what-success-requires-from-the-agent\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">24:30<\/span>\r\n              <h2>What Success Requires From the Agent<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> So let&#x27;s address something I get asked a lot, &quot;Sameer, what if I fail? What if I start this career and it just does not work out for me?&quot; So let&#x27;s define failure for a second. Compare going into real estate into actually opening up a restaurant. If you wanted to open up a restaurant in Toronto, you would need hundreds of thousands of dollars for the lease of the unit, building out the space, the equipment, the staff, and then you have the huge monthly burn. The success rate is not that high. And there&#x27;s real risk you have real hard cash in this. But in real estate, if you were to switch, what do you need? You need a smartphone, a laptop, and a car. Assuming you have those three, you are pretty much good to go. You&#x27;ve paid for your courses, you&#x27;ve finished your courses, you&#x27;re part of a real estate board.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> But compared to operating an actual restaurant, the upfront cost in real estate to start off is actually tiny. So, let&#x27;s define failure now. If you spend, let&#x27;s say, an entire year in real estate and all you do is just sell one house, that one house pays for all your course costs, your fees, membership fees with any of the board that you&#x27;re part of, and you walk away with some positive money still in your pocket. That&#x27;s how I would define failure in real estate is you just sold one house the entire year. You still walk away with some money in your pocket from it. Most careers, if they don&#x27;t work out, you&#x27;ve spent two or three years in school to, first of all, get there, spent tens of thousands in tuition with nothing to show for it sometimes. In real estate, even your worst-case scenario leaves you, again, with some money in your pocket.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> And you get to learn things that you can transfer everywhere, negotiation, marketing, contracts, client management, customer service, right? That&#x27;s one of the most underrated facts about this career, by the way. The downside of it is genuinely limited. And the last reason I love this career, by the way, is the reason I stayed for it and I&#x27;m going to continue to stay for it, is the fulfillment. Again, picture this. Someone works for 10 years, they save, and they save with one goal in mind: to own a home. Ten years of sacrifice for that one goal. And then you get to be the person who lends them the keys to their first home. The smile on their face, that feeling, it&#x27;s completely unmatched. So there&#x27;s no career I&#x27;ve seen that gives you that kind of moment as often as one does. Or remember that divorced couple that I brought up earlier?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You are guiding them through the worst chapter of their life, and at the end, when the deal closes, they finally breathe out. They feel calmer. They thank you. Then they refer their family to you and say, &quot;This person has been so, so helpful.&quot; You get a few more deals out of this. That&#x27;s how this business, by the way, compounds. You do one great job, you are getting referrals. So you&#x27;re not just facilitating transactions, you are helping people. Genuinely, you&#x27;re helping them through some of the biggest moments of their lives, and that is not nothing. Now, let me get really practical. What kind of person actually thrives, does really good in this career?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> If you&#x27;re someone who is comfortable with people, meaning if you can knock on a door, meet someone you have never met before, break the ice, carry a real conversation, oh, you&#x27;re going to go really far in this business.<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"income-timing-pressure-and-personal-responsibility\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">28:00<\/span>\r\n              <h2>Income Timing, Pressure and Personal Responsibility<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> That is, this is the right business for you. If small talk drains you and meeting new people feels like a chore, you&#x27;re still going to be okay, but it&#x27;s going to be hard for you. Number two is communication and trust. So you need to explain very complex things in simple language. You need to build rapport quickly. You need to deliver bad news sometimes with grace, and good news without over-promising. So trust is the entire, by the way, currency of this business. If someone can feel very quickly that you are someone who&#x27;s trustworthy, again, you&#x27;re going to be very successful in this business. Number three is discipline and consistency. Yes, you get to build your own schedule, as I mentioned. Yes, you are your own boss. But again, what this means now is no one&#x27;s going to wake you up. No one&#x27;s going to set that schedule for you.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You have to set the schedule. You have to set those goals, turn those goals into action steps, and you take those action steps consistently every single day. So the agents who succeed are not the most charismatic. They&#x27;re the most consistent ones. And one more thing I want you to hear. This is not a business where you have to be really good at sales. Many people come and tell me, &quot;Sameer, but I&#x27;m not good at sales. I don&#x27;t think this is going to be the right career for me.&quot; Again, this is not a business where you have to be great at sales, and you have to be an amazing salesperson. There&#x27;s nothing to sell anyone, anything. This business is about being knowledgeable, having integrity, and being an honest person who&#x27;s going to guide someone.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You tell your client what are their options, and each of those options, what are the pros and cons, and you just let them make the decision. Your job is to make sure whatever decisions are being made, they are informed decisions that are being made. That&#x27;s it. Now, the reality check, and there&#x27;s some challenges. So three challenges, real challenges, I want every one of you to know about going into this career. Number one, and this is the biggest one, is delayed income. When you do a deal today, please note, you&#x27;re going to get paid for it months later. So if you finish your courses, let&#x27;s say, and you join a brokerage, let&#x27;s say today. Today, you&#x27;re a realtor. Please do not expect a paycheck for a few months. Most new agents do not see their first commission for three to four months minimum.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> This means you need a financial runway, financial cushion, savings, or partner&#x27;s income or a part-time job, something to bridge that gap financially for you. The agents who skip this step, and they don&#x27;t have that financial runway, are the ones who quit by month four, by the way, because they&#x27;ve run out of money. There&#x27;s no way they can pay their bills. So just so you know how I started is when I started this career, I worked at a restaurant. I would literally save enough money for a specific course, pay the course, study, pass, and then I had to wait maybe a<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"ontario-s-education-pathway-and-reco-registration\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">31:30<\/span>\r\n              <h2>Ontario\u2019s Education Pathway and RECO Registration<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> few weeks until I have enough money to pay for the next course. And even when I was in real estate, when I started, someone did thankfully tell me that, &quot;Look, you&#x27;re not going to have a paycheck until the first few months.&quot; So I kept the job, and I was doing real estate at the same time. And it was that job that helped me have a financial runway until I did my first few deals. Okay? Number two is evenings and weekends. So remember, your clients are at their day jobs. They&#x27;re free to talk to you sometimes in the evenings. Actually, most of the times, they&#x27;re only going to be able to talk to you after 6:00 or 7:00. I&#x27;ve had nights with 10 offers on a property where the seller, my client, only finished work, let&#x27;s say, at 7:00, so we would sit together until midnight, sometimes until 2:00 a.m. reviewing offers.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> And all the agents, I had to make sure they don&#x27;t fall asleep that gave me an offer because we might do a deal at 2:00 a.m. So you have to be okay with that. Or if you have a partner, your partner has to understand that as well. Number three is self-management. Nobody tells you what to do tomorrow morning. So when you wake up, you look at your calendar, and you decide. If you don&#x27;t have the discipline to plan your day or your week, and you don&#x27;t fit your calendar with tasks, and we call it actual blocks of time that you have prioritized for the right activities, then the wheels, by the way, are going to come off fast. It&#x27;s very easy for us to just be comfortable and do nothing. Most agents who leave the business in their first year leave because one of the three things I&#x27;ve just mentioned was not being done properly.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Knowing about them right now does not guarantee you&#x27;ll handle them well, but at least you&#x27;ll see them coming. And if you can plan for them, you&#x27;ve already separated yourself from most of the new agents that are starting. So the question is, the real estate market is down right now. Is this still worth doing real estate? I love this question. So let me be honest about this. For the past two to four years, actually, from today, the market has not been great. The market has been just on a bit of a downfall. Right now, I would say it has kind of stopped. It&#x27;s just going straight now like this instead of going like this. So if it&#x27;s going like this, it&#x27;s just going to be another matter of maybe another year or a few months until it slowly starts to go up. Now, this means this is a perfect time if you are starting your courses.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You should go through all your studies and all of your training after the courses are done and you join a brokerage because you&#x27;re going to have to go through a lot of training after. If you can get all of that out of the way now while the market is down, perfect. And then when the market does pick up and sales pick up, by that time, you are already ready, trained, you&#x27;re able to perform really, really well. So that&#x27;s how I would answer that, by the way. I hope that helps. So someone asked about Humber. So remember, folks, that Humber College started back in around 2019. Around that time, RECO, about less than two years, actually, has allowed three other colleges to be able to deliver the same exact knowledge content. So Humber just has a lot more of an<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"learning-formats-exams-and-program-progression\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">35:00<\/span>\r\n              <h2>Learning Formats, Exams and Program Progression<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> awareness on Google because they&#x27;ve been around for longer. They were the only college by RECO initially. Now you have three others on top of Humber, so one of them being Career College, the one that I&#x27;m speaking on behalf of, that is delivering the... It&#x27;s the same content. And I&#x27;ll tell you a little bit about actually why Career College. Why basically join us? I&#x27;m going to speak on that very soon. The next question is, is the market saturated in Ontario? So I&#x27;m going to tell you that there&#x27;s close to just over 100, I would say over 80,000 realtors in Ontario registered. Majority of them are in the Greater Toronto areas. I would also then tell you that more than just over 65% of the 80,000 has done zero to one deal in an entire year. So that means really 25% are really doing good.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So if you now take the 25% of 80,000 compared to the population of homeowners in GTA, I would say the market is not saturated at all. I think we don&#x27;t have enough real estate agents, if you look at it that way. I hope that helped, Crystal. There we go. Next question was, can realtors sell their own property? Yes. They absolutely can. They can sell their own property as long as they make the right disclosure that, &quot;Hey, I own this property. I&#x27;m also a real estate agent.&quot; And I&#x27;m selling my own property. You can absolutely. Actually, a lot of people who get into this business, they do it because...<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Not a lot, I would say some that get into this business, they get into it because their family or themselves, they are an investor, and they want to buy and sell properties just for themselves, and they don&#x27;t have a serious plan on creating a very successful real estate business. They just do it because they want to buy and sell for themselves. So the next question was, &quot;English is not my first language, even though, okay? I&#x27;m wondering if I should still be able to follow courses in English.&quot; So I would say that if many people, by the way, in real estate, English is not their first language. That means that the courses and the exams are only in English. So if you can get through the courses and the exams, you&#x27;re obviously, you&#x27;re a superstar already.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So if you&#x27;re now in the business, if your first language, let&#x27;s say, is, as an example, Mandarin, that means you could focus, and your niche could be the communities of people that speak that language, and those could be your clientele. So that&#x27;s the beauty about this business is that if I want to work with a specific community of people, whether because we have a common language, whether because we have a common religion, whatever the reasons might be, you can easily, very easily be so successful because that community or that area or that neighborhood or that group that you&#x27;re a part of will give you all the deals. And you could have 10 years of real estate career just dealing with that group and nobody else. So that&#x27;s the beauty of it, I would say. I am personally helping them and a lot of them. So if you join Career College, there&#x27;s a really good chance that I&#x27;ll personally be able to be the one to help you as well. Okay? Amazing. Awesome. And I do have office open hours, so there&#x27;s hours in the week where you can just join in to my virtual link, and we can just chat about some of the stuff that you might be going through or literally go through any questions that you would have. Okay, so now let&#x27;s go back to the slides. Here are the slides. It says the education path. So let me speak about how this works. If you&#x27;re thinking, &quot;Okay, you know what? I&#x27;ve listened to the information so far. I feel this is the right career for me, and I want to give it a real shot.&quot; So what does the path look like? Here&#x27;s what the path looks like.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> At Career College group, your journey looks like this, okay? So you go through course one, course two, and then course three. Each one has its own exam. You have to read it at your own pace, or you can join Career College&#x27;s, we call it cohort model, where you&#x27;re joining a group and you&#x27;re going together with the group where we give you actual pre-scheduled dates of when we meet. We meet as a group together, and we go through the content together. So if you&#x27;re in course one, you would be part of a group that would go through weekly meetings, and we talk about whatever chapter or module you&#x27;re reading, and we&#x27;ll talk about it all together. And then we&#x27;ll give you weeks where they&#x27;re pre-scheduled when you should be doing your exam. And when you pass, you then go to the next.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> After the three courses, you are then going to go through what we call a simulation session. These are sessions where you are mandated. Everyone is mandated to join, and it is an actual class. This first simulation is about five days worth of hours. We put everything in practice that you&#x27;ve read about so far. So in all the three courses, whatever you&#x27;ve read, we put it into practice in the simulation session. So this means you&#x27;re going to do role-plays, real-world scenarios, hands-on activities. So it&#x27;s honestly some of the most fun parts of... I&#x27;ll say the funnest parts of the program are the simulation sessions. Then when you finish the simulation session, there is an exam. Pass that exam, then you go to course four. Now, course four is all about commercial real estate.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Again, you read, you pass the exam, and then you go to the second simulation, and that one is focused purely on commercial real estate. Once you finish the simulation for commercial, you pass the exam for it. You do your final course five, which does not have an exam. It&#x27;s just a short course telling you what the next steps are. So this means, folks, in total, you&#x27;re doing six exams across the entire program. Once you finish, only then you can register with RECO and start your real estate career. So, moving on with this. You have the part, and this is where I&#x27;m really, really proud of Career College, is we offer your education path in two ways. So one, you can see on this slide, it&#x27;s called self-paced, but it&#x27;s been changed.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> It has a different name to it, but the whole point is you register, you get the e-learning material, and you read at your own pace. If you feel that you can read the whole thing in one week, great. You can finish it in one week and book an exam the next week. So this option is great if you are working full time and you can just read it very quickly and<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"audience-questions-and-final-guidance\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">42:00<\/span>\r\n              <h2>Audience Questions and Final Guidance<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> understand it and you don&#x27;t need help. Okay? Then you have option number two, and this is the cohort-based. You join an actual group starting all the way from your first course. We set you a schedule. Okay? For example, course one. It runs for four weeks, where classes are Mondays and Wednesday evenings, let&#x27;s say from 7:00 at night to 9:00 at night, two hours. We meet every week that way with the group, so you get to actually see who else is starting the journey with you. And someone like me will be in those sessions helping you understand what you read and go through any questions that you may have. And I&#x27;ll give you a lot of stories, by the way. Okay? So by the time you complete the full program, as you finish course one, let&#x27;s say, you have now another schedule for course two.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So from start to finish, we&#x27;ve scheduled it, so if you pick the second option, which is the group option, the cohort option, you&#x27;re looking at less than 10 months from start to finish to finish the entire program, where you have proper accountability, there&#x27;s other people with you, there&#x27;s someone like myself helping you through it, so you will not feel alone at all, and you&#x27;ll have all the help you need. Okay? Amazing. When I started, by the way, 12 years ago, there was no group option like this where I could join and learn with others, and I&#x27;m really good with being part of groups. So I went through the entire program on my own, and by course two, I felt it. I was really, really feeling it. So, I kind of almost forgot, &quot;Why am I even doing this?&quot; Because it does get pretty complex at some points.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So if this cohort option that exists now today for everyone else, it&#x27;s just so amazing. It&#x27;s going to solve that problem for so many of you. Okay? If you, by the way, start this entire program self-paced, which means that you&#x27;re going to do it on your own, that&#x27;s no problem. Any point in the future, you can switch to the group option as well. Any point in the future, you can do that. Amazing. While we are on Career College, one more thing I want to share that&#x27;s made a real difference, okay, is that we also have a monthly payment program. So if you want to be on the monthly payment program, then the cohort, the group option would be the only option that would be available to you if you want to be on a monthly payment program.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> And if you want to learn more about it, please reach out to our team, we&#x27;ll explain and go through a lot of its details exactly on how it works. Okay, but the idea is you&#x27;re paying anywhere around $479 a month for 10 months, and that covers everything pretty much. Okay? For the entire program for you. So $479 a month for 10 months. That means you&#x27;re going to be part of the group support option, and you&#x27;re going to be part of a schedule where you&#x27;re going to follow along with the group. Okay, awesome. So, I have a question in the chat. The question is, &quot;How long does it take to complete the program?&quot; If you do it on your own, you can finish it under four months.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> If you go through the group option where you want to make sure you actually do finish it and you don&#x27;t give up halfway, or you don&#x27;t get too overwhelmed, and you feel you have that group support, then it will take you just under 10 months to finish the entire program. Okay? So that&#x27;s about the career path. Now, let&#x27;s keep going. Once you finish your courses, here&#x27;s what happens. You join a brokerage. Before actually you join, you&#x27;re going to interview multiple brokerages to see which one is the right one for you. Once you choose the right brokerage, that brokerage is going to help you start your RECO registration application. They&#x27;re going to do a police check. There&#x27;s going to be some paperwork involved. It&#x27;s going to take about two weeks or more, and then RECO is going to approve you. You become a real estate agent.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Once you become a real estate agent, depending on the brokerage you&#x27;ve joined, they might make you join a real estate board or whichever board, actually, that&#x27;s part of that area. So for example, for me, I&#x27;m in Toronto, so Toronto Real Estate Board is the board that I&#x27;m a member of. Okay? Then let&#x27;s say your first to two months with the brokerage, you&#x27;re going to be going through a lot of hands-on training. They walk you through every aspect of the transaction. They&#x27;ll probably ask you to start reaching out to your family, friends, and colleagues for marketing yourself. And if anyone who&#x27;s interested or shows interest, the brokerage will literally hold your hand through helping that person with you. So your first deal, you will not be alone ever. There will be a manager from the brokerage or someone that will help you.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> After the first couple of months, by the way, of being part of that brokerage, you&#x27;re going to transition into your building phase, which means the brokerage helps you put together a marketing plan. You start lead generation activities. You start operating as your own business. That&#x27;s when the real work really starts. So I tell every single one of my students, pick your first brokerage carefully. The training and the mentorship that you get from them in your first year will shape the agent you become. Okay, amazing. Let&#x27;s keep going. And lastly, last slide. In the first two years of being an agent, by the way, RECO does require you to do a few more courses. We call it the post-registration courses. And remember that when you become a real estate agent, your RECO registration, also known as your license, it expires in two years.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> And within those two years, you just have to do the post-registration courses. You can come back to Career College, complete those courses. They have no exams to them, as long as you go through the material. Okay? And if you want to, later on after the two years, you can choose to go through the broker education and become a real estate broker. And just real estate brokers really means that you are now someone that if you want, you can open up your own brokerage. And then once you have your own brokerage, you can be the broker of record of that brokerage, which means you&#x27;re on the hook for that brokerage, and you&#x27;re responsible for that brokerage. So this career, again, has so much depth. It&#x27;s not just salesperson forever. If you want to go into leadership, you can go into leadership.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> If you want to be on the operations side, if you want to be on the sales side, there&#x27;s a lot that&#x27;s involved here. So that is the picture. We&#x27;ve covered a lot today. Okay? Let me leave you with this. Look, if real estate is not the right career, I would say it&#x27;s not the right career for everyone. It is a career for people who are willing to bet on themselves, who can handle the uncertainty of commission income, and who have the discipline to manage their own day, and who genuinely enjoy working with people. If this sounds like you, then again, really, really good career. If this does not sound like you, that&#x27;s okay too. Knowing what&#x27;s not for you is just as valuable. So the question is, &quot;Can we do the exams in group class before classes or have to wait for the full week?&quot; So great question.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> If let&#x27;s say you&#x27;re part of the group option and you&#x27;re in course one, and course one has four weeks for going through the material together, and then you have a week or two weeks for the exam. If you&#x27;re someone who has read them early and you still want to be part of the class, you can do your exam early, but unfortunately, you just have to wait until the group schedule goes to course two. If you feel course one is not that hard, you could do course one on your own, and then for course two, switch to the group option. So it&#x27;s really completely up to you and what works for you. And then the next question, and let&#x27;s take a look. &quot;Do you have to work full-time with a brokerage?&quot; No. Depending on which brokerage, most brokerages don&#x27;t have that rule that you have to be full-time. There are a lot of brokerages that are very flexible.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> They go with whatever works for you. Monthly cost to maintain your real estate registration, I would say there&#x27;s two fees you really need to worry about if you are not a member of a real estate board, and that would be your insurance that you renew every year, and then your actual registration with RECO or your license. Every two years, you have to renew it as well. So I don&#x27;t know exactly what that would be monthly, but those are the few costs that you have. And if you&#x27;re part of a board, then every year you pay a membership fee. So for me, being part of TRREB, it&#x27;s about $2,000 every year just with the board. Okay. Awesome. Let&#x27;s take a look at another question. &quot;How many chapters are covered per week in the cohort program?&quot; I would say one to two modules are covered in every session if you&#x27;re on the weekday ones, which is twice a week.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> If you&#x27;re on the weekend one, which is Saturday mornings, we go for four hours, 9:00 to 1:00. We cover anywhere from one to four or one to three modules. Okay, the next question is, &quot;When I join a brokerage, do I have to pay for that?&quot; Yes. So brokerages that you join, they might have a monthly fee that you pay. It could be anywhere from $50 to $300 per month. And every time you do a transaction, you sell or buy a property, they might take a cut from your commission. They might take 10%, 20%, 30%. It depends on the brokerage. The next question is, &quot;I&#x27;m interested in the monthly plan. How can I...&quot; So Tanya, visit our website. I will drop it in the chat as well. One moment. There we go. Perfect. Amazing. Any other questions? I&#x27;m just going to also check the Q&amp;amp;A panel there. I think there&#x27;s a few more here. There we go. So the question is, &quot;How easy is it to get part-time real estate-related work within the brokerage?&quot; So a lot of brokerages, I would say 99% or 95% or more percent of the brokerages do not have any sort of a paid role for a real estate agent. Okay? However, if you want to become a part-time, let&#x27;s say, front desk receptionist or an admin while you&#x27;re going through your studies, you can absolutely apply.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> A lot of brokerages right now are looking for admins, and they will train you, and you can work with them. They&#x27;ll pay you hourly, and you can do your courses. So you&#x27;re kind of seeing behind the scenes, and you&#x27;re going through your courses. Again, you don&#x27;t have to, but it is an option if you wanted to. Now, so another question is, &quot;I work full time. Can I still make this work?&quot; Yes, 100%. If you work full time, you can still go through your courses. You just have to make sure you set hours on when you&#x27;re going to read the actual material, and then you can book the exam whenever fits your schedule. So you can absolutely do this. The next question is, &quot;How many chapters are covered per week?&quot; I hope I answered that one as well already. Awesome.
