Thank you so much for joining and welcome to today&#x27;s webinar. The question I want every single one of you having a clear answer to is right there on the screen, okay? Is real estate the right career for you? Should you go ahead and invest your time, your money, your resources into starting this career? So what we&#x27;re going to cover today, first, we&#x27;re going to determine fit, whether real estate aligns with the kind of person you are, the skills you have, and the lifestyle that you want. Second, we&#x27;re going to understand the realities. There&#x27;s a version of real estate that, trust me, you see on social media, Instagram, and TV. That version exists, but it&#x27;s not the full picture.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> I want to show you what an actual day looks like, what an actual week looks like, what the first year feels like, so you understand the full picture and not just what you see on social media. And third, most importantly, by the end of the session, you should be able to make your decision and the answer to that question that I mentioned, whether it makes sense to invest your time, your money, and your energy into this path. My name is Sameer Amini. I have been in real estate for now close to 12 years.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> I&#x27;ve been a sales representative. I became a broker, then I became manager of offices. I have been the broker of record for other companies. I&#x27;ve had my own brokerage, co-owner with someone as well in the past. So today, I sit on the operations side at a boutique luxury office, which means I see what happens behind the scenes, the compliance, the deals that fall apart, or they almost fall apart, the agents who succeed and the agents who do not. I also train through the college programs. I&#x27;m the lead facilitator here at the Career College, where I help students in the course program from start all the way to the end for their last course. So now I want to share something with you. Twelve years ago, when I was thinking about this career myself, I was honestly sitting in a session exactly like this one.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> I did not really know what real estate even meant when I first started, or what a real estate agent even does. I had no idea what the job involved. So it was through actually one of these sessions that I got my clarity, and I started that career for myself. So for this session, I&#x27;m not going to give you the surface-level answers. I&#x27;m going to give you depth as much as I can, because that is what I needed back then, and I&#x27;m hoping that&#x27;s what we&#x27;re going to give you in this webinar. So let&#x27;s go back to that question, that question that I also asked, what is a real estate agent? If you ask the average person, they&#x27;ll say something like, &quot;Well, they just show houses. They wear a suit. They wear good clothes. They drive a nice car, and they show houses.&quot; It&#x27;s like saying, &quot;What&#x27;s a doctor?&quot; Well, the doctor just takes temperatures.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> It is the most visible thing they do, yes, but it&#x27;s a very tiny fraction of the actual job. So here&#x27;s how I want you to think about it. A real estate agent is a guide, a guide through one of the largest financial decisions a person will ever make. We&#x27;re talking about transactions of $300,000, $600,000, million-dollar-plus. For most of your clients, this is the biggest check they will ever write or the biggest check they will ever get. So these deals are emotionally charged. They are legally complex. They involve many different professionals throughout the process, such as lawyers, stagers, inspectors, appraisers. Your job is to keep all of this organized, to keep your client informed, and to protect their interests this<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"what-a-real-estate-professional-actually-does\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">04:00<\/span>\r\n              <h2>What a Real Estate Professional Actually Does<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> entire process, every step of the way. They deal with the different third-party professional. You have to make sure they&#x27;re getting a great deal there as well. So let me give you a real scenario, because the abstract job description is one thing, but the actual reality is another. Imagine a couple going through a divorce. They&#x27;ve been together for years. They own this home together, the home they raised their kids in. They&#x27;ve renovated the kitchen. They&#x27;ve gone through stresses of that renovation. They made years of memories. Because of the unfortunate divorce, they now have to sell the home. So now think about what that means. They have probably never sold a home before. This was their first one.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> And on top of everything else they&#x27;re dealing with, the legal stuff, the emotional stuff, the kids, now they also have to figure out, &quot;Oh my God, how am I going to sell this property?&quot; And the property that might be worth millions. Okay? So they don&#x27;t know what selling means. They don&#x27;t know how to do it without asking or without making very expensive mistakes. So this is where you come in. You walk into the middle of all this chaos of this process, and you become, again, the guide. You take that stress off of them. What seems to them a mountain of stress, you make it into almost nothing, into something that&#x27;s easily doable. You explain what is going to happen this week, next week, the week after. You tell them how to prep the home, how to market it, how their showings are going to go, the entire process of offers.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> What does it mean to talk to the lawyer? When you do that job well, and when you bring calm and structure to that really hard moment in someone&#x27;s life, that family or that couple, each one of them is going to remember you forever. And that is the kind of work that builds a referral career. And now each of those partners is going to say, &quot;My God, I love my experience with Sameer.&quot; You all should use them or this individual, and they&#x27;re going to start referring you to all their family circles. Now, so in that scenario I just gave you, what is the agent actually doing? Three things. Number one, you are reducing someone&#x27;s stress. You become the person that says, &quot;I got this.&quot; Most clients are operating, again, in an unfamiliar territory.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You are the expert who has done this hundreds of times, or you&#x27;re part of a brokerage that&#x27;s done it 100 times. Number two is the strategic preparation and pricing. You walk through the property and you tell them honestly, &quot;Look, this needs painting. Let&#x27;s declutter this room. Let&#x27;s bring a handyman and fix up all of these issues.&quot; You pull comparable sales in the area, seeing what the neighbors sold. You build a pricing strategy that balances their timing and the value they can get out of that property. You&#x27;re not guessing. You&#x27;re using market data. Number three, you coordinate all professionals and everything in the middle, so the lawyer, the inspector, the photographer, the stager. You&#x27;re the center. Without you, all of those moving parts do not talk to each other, and the deal or the experience can really, really fall apart.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> This is what your clients are paying you for. They&#x27;re paying for the expertise that turns a chaotic moment of their life or a process into something that feels doable, managed, easy. That is the value proposition, folks. And that is what justifies, again, the commission that we charge or the money that we get paid. Now, the divorce scenario is honestly just one scenario. Think about how many other scenarios exist. I want you to imagine a few. So imagine a young couple, just married. They&#x27;re living in a three-story townhouse. The problem with a three-story townhouse, it&#x27;s all stairs. Suddenly, those stairs become a real major problem during the pregnancy. They cannot live there anymore. Now they have to sell and find a better suited home for themselves. Maybe something that&#x27;s bigger, maybe even a one-level bungalow property that doesn&#x27;t have any stairs. They&#x27;ve never done this before. Again, they&#x27;re going to need a guide. Imagine another scenario, okay? Imagine a family took on a mortgage they thought they could afford. Something happened, unfortunately, maybe a layoff, a serious illness, and now they cannot make those mortgage payments. The bank takes over the property. The bank now needs a real estate agent to handle the sale of that property. Now, that&#x27;s a whole other type of transaction with its own rules.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Or imagine another one where a retiree downsizes after 40 years being in the same home, or estate sale after a family member passes away. A professional relocating from another province because of a new job. Imagine an investor. They have their home, everything is settled. They just have extra money they want to invest. Now you are helping them with their first investment portfolio. Or maybe a first-time homebuyer. They saved enough down payment for 10 years of working to finally be able to buy a property. You see, each of these scenarios I&#x27;m giving you, I&#x27;m giving you all these ideas because each one of these scenarios has its own set of problems, set of way to deal with. It&#x27;s almost you could say it&#x27;s its own world. Okay? Now, they each have their own emotional weight.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> They have their own legal considerations, each with different urgency. Which is why, in my opinion, honestly, this career, because of this specific reason, is one of the most interesting careers out there. You&#x27;re never going to be doing the same thing twice. Every day and every client and every situation is going to be a fresh challenge that you want to tackle and learn from as well. So let&#x27;s zoom in. When you take a listing, I want to zoom in a little bit more when someone says, &quot;Sell my house.&quot; What does the work actually look like? So besides the stuff you see on Netflix about real estate agents, or on social media, let me walk you through what an actual listing looks like step by step, okay? Step one. Before you list, you have to know what the home is worth, okay?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> That means you have to pull research comparables, study the neighborhood. What did other neighbors sell in a comparable data point? Understanding what is selling, what is sitting, what&#x27;s not. You can discuss all of this, and you agree on a strategy. Step two comes the paperwork. You have a lot of paperwork in the process to deal with. You have FINTRAC forms, you have a lot of documentation that goes through. You must explain all this to the client before they sign on anything. Number step three now is getting the home ready. Okay, now you have to help the client declutter, stage. Sometimes you might bring in professionals to move the furniture around. Then a deep cleaning, maybe then a handyman to fix everything, a fresh paint. Now it&#x27;s ready for photos. Okay, now we bring the photographers.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Maybe you do some cool videos nowadays, and you have floor plans made. The goal is to make the home look like its absolute best before it ever hits the market. And listen, over 90% of buyers start their search online, right? If your listing photos are dim, are not looking great, they&#x27;re not going to have a good impression of that home. So this prep work is not optional. This is mandatory. That must be done. So now we prepare the home for success, as I mentioned, decluttering. You can take a look on the slide for the list of things that you need to do. And then you go down to photos. So now you have the media photos ready.<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"preparing-marketing-and-negotiating-a-listing\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">12:00<\/span>\r\n              <h2>Preparing, Marketing and Negotiating a Listing<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> Everything&#x27;s good to go. Now we hit the marketing. So now the home is ready. We now have to present this in front of potential buyers. This is where you&#x27;re going to market it on the MLS system. You&#x27;re going to realize that if you, let&#x27;s say, go on websites such as realtor.ca, such as any other public website that you go on to look for properties, it&#x27;s the MLS system that gives the data to those websites. So that&#x27;s how you can connect on all those major websites. Okay? You&#x27;re then going to host open houses. You might do ads on Meta and Google. You might do global marketing. You might put out an open house event. You might do private showings. So there&#x27;s so much involved when it comes to marketing. You might send flyers to the neighborhood, okay, for inviting them to the open house or just letting them know the house is on the market.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You might door knock these streets and say, &quot;Hey, I want to let you know that this house just across of you is now on the market,&quot; or the entire neighborhood. Once that&#x27;s done, and you&#x27;ve done a great job of marketing, now comes the next stage. This is where, honestly, your expertise, and again, your brokerage&#x27;s help and support is going to help you with this. When the offers come in, it&#x27;s not just about the price. Remember, it&#x27;s about the whole package. What conditions are attached? Okay, is there a financing condition? Is there inspection? What is the closing date? When do they want us to move out of this house? Does this match what the seller needs? Is the deposit reasonable? Is the buyer even pre-approved, can even afford this home? So there&#x27;s a lot to go through in this stage.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Now, I&#x27;ve seen deals where the higher offer was actually the worst offer because the conditions were so loose that the deal would have never closed. A skilled agent now would read that offer and say, &quot;Client, I know this is the biggest, highest dollar amount offer you have. However, there are other terms in it that makes it not worth it.&quot; And then you have to negotiate. So this is where you really earn it. Two major reasons and two value that you really bring to the table is, again, your marketing and your negotiation. So your negotiation, a strong negotiator can find tens of thousands of dollars for their client. Think about it. If you know how to negotiate, you can get extra tens of thousands of dollars for that client. That is the difference between someone who knows what they&#x27;re doing and someone who&#x27;s just winging it.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> It is a skill that you develop, by the way. You do become really good at it. Your brokerage will support and train you on, again, becoming better at this. Nobody&#x27;s born a great negotiator. You just learn it through repetition and training. So then comes the next part. So let&#x27;s say that negotiations went well. The offer is accepted. Okay, now what happens? Now you go from pending to firm, which means any conditions they have had, they are happy with it, they now firm the deal. Now, then we enter what we call the closing period. So from the moment that we agree on the offer and things are firm, typically two to three months after is what we call the closing period. During this period, the seller is preparing to move out and the buyer is preparing to move in, and also putting together all the money to close and give the seller.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Now, right before closing, there&#x27;s a final walkthrough, making sure the property is in a good condition, whatever we agreed to is still the case, that nothing is now broken last minute. And then there comes the actual day, the closing day. That&#x27;s the day that the lawyers are going to transfer names of people on the property, keys get exchanged, monies get released and exchanged. And that moment, watching this first-time buyer that saved up 10 years of their work to buy their first home, watching them receive the key, those moments really is what makes this career really absolutely worth it. So now you must be thinking, okay, I just<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"the-reality-behind-the-highlight-reel\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">16:00<\/span>\r\n              <h2>The Reality Behind the Highlight Reel<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> walked you through everything that kind of goes on in just one deal, okay? I don&#x27;t want you to think, &quot;Okay, this is so much work. I don&#x27;t think I want to do this.&quot; Let me share something with you. Personally, after 12 years of being in this business and doing this, I&#x27;m still going to say this is the best career path I&#x27;ve ever chosen for myself. I wake up genuinely excited to see what&#x27;s ahead of me today. What else are we going to deal with today? Every client, remember, is different. Every property is different. Every problem to solve is going to be different. You really find yourself to be a problem solver more so, and there&#x27;s real satisfaction in this. But the version of real estate you see on social media, the nice car, maybe we get paid a lot of money, we wear fancy suits. That is the highlight reel.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> It is real, but it is not the full picture. What you do not see, I would say, is the hours of unpaid research, the deal that fell through the day before closing because the bank wouldn&#x27;t give the money. The Saturday morning showing that you booked to show the house to somebody, but they last minute cancel on you. The client who calls you at nine o&#x27;clock at night on a Sunday, panicking, &quot;Oh my God, what is the inspector going to say?&quot; See, this career rewards people who are willing to do the work that nobody sees. For the right person, those challenges are exactly what makes this work absolutely meaningful. So why choose this career, then? There are three big reasons I want to put this. Every client is unique, so that means you will never be bored. Second is continuous learning.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You will constantly be learning and getting better and better at your speaking skills, at your negotiation skills, because all of those unique experiences that you&#x27;re going to go through are going to shape you and make you better. Then third is the diverse opportunities, meaning you don&#x27;t have to stay in one lane. You don&#x27;t have to just sell homes. You can just sell commercial properties. You could specialize in pre-construction or just luxury properties. You want to focus on the highest areas of Toronto. Bridal Path, that&#x27;s your focus. You&#x27;re going to be selling mansions all day, right? You want to get into property management. You want to become an investor yourself. Open your own brokerage. This career has so many paths that you can take.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You see, one of the paths I took was, again, besides just buying and selling, I took the path of education and management. So, there&#x27;s so much. Now, I started, again, as a sales rep. I&#x27;m now in operations. The path is rarely a straight line, and that is actually the appeal of it. All right. So here&#x27;s a reframe I want every one of you to hear clearly. Getting into real estate is exactly like opening up a business. You are literally opening up a business. The only difference is you do not have a physical storefront. Everything else about opening up an actual business is true. So, what does this mean? It means your income is commission-based. Say you help someone, you sell someone&#x27;s property. Okay? It was worth $1 million. The typical commission, let&#x27;s say, is around 5%. Half of that goes to you, and half of it goes to the co-op brokerage.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Your side keeps the 2.5% of $1 million. That&#x27;s $25,000 that you just made in one paycheck in one deal. There&#x27;s no income ceiling. So imagine a career with no limit on how much money you can make. You do not have to ask a boss for a raise. You don&#x27;t have to go and worry about losing your job. You&#x27;re creating the business yourself. I personally know agents today that earn well over a million dollars a year on commission, and I know agents that make just under $100,000. So you decide your clients, your niche, your marketing, your hours, and how aggressive you want to grow. If you have all the time in the day and you want to put it all in real estate, then you&#x27;re going to be more ahead than someone that&#x27;s putting one hour, two hours in it. So if the idea, again, of being your own boss really excites you, this is one of the most accessible paths into entrepreneurship in Canada. Okay, now, I have a question in the chat. The question is, if you don&#x27;t want to become a full-time real estate agent but want to work in a brokerage in a support role, what types of opportunities are there? Shannon, that&#x27;s a great question. In real estate, you don&#x27;t have to start and be full-time if you don&#x27;t want to.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You can start in real estate, and you can become a personal assistant to someone that&#x27;s doing a lot of deals, and you&#x27;re helping them behind the scenes in a part-time basis. So again, there&#x27;s so many reasons on why you could be in this business. That&#x27;s one thing you&#x27;re going to have to figure out on your own is what is your motivation? What do you see as a vision for yourself in the future? And whatever that vision is, with your real estate registration, you can most likely be there and get there. Okay? Awesome. I just gave you one example, Shannon, okay? Again, being an assistant to a top agent, or to a team, or a group, or even right now, without you not having a real estate registration, you can become a front admin reception for a brokerage.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Or you can be part of a group, and you are part-time part of that group, and you only take specific things in specific times. So you can always adjust. All right. Thanks for that. Let&#x27;s continue on. All right. I&#x27;m putting numbers for you. Again, this is to inspire you and show you the reality of this. $25,000 on one deal, that means close one deal a month at that level, and you&#x27;re looking at $300,000 a year. The math is real. The agents I know personally who are doing one to two deals a month consistently absolutely are in this range. Let me give you the honest version, okay? Because I don&#x27;t want to oversell anything for you. In your first year, most new agents close somewhere between zero to maybe three or four deals, and that is what we call the build phase.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Statistics consistently show that a large portion of new agents leave the business within the first two years. The most common reason is that they do not have a financial runway to get through the building phase. So when you&#x27;re thinking about, &quot;Okay, is this the right career for me?&quot; I want you to also ask, &quot;Can I make a lot of money in real estate?&quot; Okay, the answer is yes, but the other questions, again, to ask, and a lot of people do this, so, is this the right career for me? Am I going to make millions out of this? Am I going to make money quickly and fast? This is something that you need to understand, that in this business, when you do a deal, your first deal, the closing period is two to three months. That means there&#x27;s going to be a delay in how much you get paid and when you get paid.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So that financial runway, which means are you able to pay your bills while you wait until your paycheck comes and lands on the desk, okay? So out of all those questions, the real question should be, can I sustain myself for 12 to 18 months while I build the business that is going to make me a lot of money in the near future? You see, that&#x27;s a different question, and the answer to it is largely determined whether you will be successful or not. So again, can I sustain myself for 12 to 18 months while I build the business that&#x27;s going to make me money?<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"flexibility-risk-and-the-meaning-of-success\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">24:00<\/span>\r\n              <h2>Flexibility, Risk and the Meaning of Success<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> Okay, let&#x27;s keep going. All right. So lifestyle side, this is one of the nicest perks. So you set your own schedule. If you have kids and you have to, let&#x27;s say, drop them off to school, do some real estate work, hit the gym, come back, do more client work, and then be on time for kids pickup. Have dinner with the family, and you can work a Tuesday afternoon and take a Friday off. So you can take a working vacation. You&#x27;re not chained to a desk nine to five. But this is real. Flexibility cuts both ways. Your clients also work nine to five, which means they&#x27;re going to want to see properties in the evenings, on the weekends. Saturday mornings, by the way, are prime time for showing properties. Sunday open houses are extremely normal.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So when people ask me, &quot;Sameer, do you really have a work-life balance in real estate?&quot; My answer is yes, but it is a different kind of balance. It&#x27;s not evenings and weekends off. It is, I get to design my week, but I work when my clients are available. Honestly, again, for most people who try the nine to five and feel suffocated by it, this trade is more than worth it, okay? So I get asked a lot, &quot;Sameer, what if I fail? What if I fail in this career and it does not work out?&quot; Okay, let&#x27;s define failure right now. Compare this to opening up a restaurant, okay, in Toronto.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> If you wanted to open up a restaurant, you&#x27;re going to need hundreds of thousands of dollars for the lease, for the build-out of the unit, for the equipment and for the staff, and enough money so your monthly bills can sustain itself until your restaurant picks up and makes really good money. The success rate, honestly, for restaurants in Toronto is not that great, and that is real risk. Let&#x27;s now contrast to real estate. In real estate, what do you need? You need a phone, a laptop, a car. Assuming you have those three things already, you are pretty much good to go. You pay for your courses. You&#x27;ve gone through all the exams, your association fees. But compared to opening up a business, the upfront cost of being in real estate and starting day one registered is actually tiny. Now let&#x27;s define failure.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> If you spend, in your first year of real estate, let&#x27;s say you spend all the time, and you do nothing but sell just one house. You just did one deal in the entire year. That one paycheck has now paid for all your course costs, your fees, and you walk away with still extra money in your pocket. So in the entire year, you just do one deal. So again, if you&#x27;re doing one deal the whole year, well, guess what? That pays for everything, and you&#x27;re still going to walk away with positive money. Okay, most careers, if they don&#x27;t work out, you have spent two or three years in school, you&#x27;ve gotten a degree, you&#x27;ve spent tens of thousands in tuition with nothing to show for it, okay?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> In real estate, even your worst-case scenario leaves you with cash in your pocket, a real set of skills, negotiation, marketing, that you can now transfer somewhere else. That is one of the most underrated facts about this career. The downside is genuinely limited. Okay? Awesome. And the last reason, by the way, I love this career, and the reason I stayed, and I&#x27;m going to continue to stay, is the fulfillment. So you&#x27;re not just facilitating transactions, you&#x27;re actually helping people through some of the biggest moments of their lives, and that&#x27;s not just nothing. Okay? So let&#x27;s get real practical. What kind of person actually does well in the career? If you are someone that you can knock on a door, meet someone you&#x27;ve never met before, break the ice, and carry a real conversation, you are in the right business. If small talk drains you and meeting new people feels like chore, and you&#x27;re not comfortable with unfamiliar faces, then you might find it to be tough in this business. The next is communication and trust.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So you need to explain complex things in a very simple language. You need to build rapport very quickly. You need to deliver bad news with grace and good news without overpromising. Trust is the entire currency of this business. If you can easily make someone feel they can trust you, that is actually the secret of success in this business. Discipline and consistency is another one. So remember, yes, you set your own schedule. Yes, you don&#x27;t have a boss. You are the boss. That means no one&#x27;s going to wake you up. No one&#x27;s going to set that schedule. You have to do it. You have to set your goals, turn them into actions, into steps, and then you have to make sure those steps are consistently being taken every single week. Now, the agents who succeed are not the most charismatic, to be honest with you. They&#x27;re the most consistent one.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> There&#x27;s one agent I know that she does first-time home buyer seminars. Over the past three years, she has done 150 of them. Think about that. It&#x27;s that consistency is that what&#x27;s getting her business. She might not do the best presentation. She might not do the best career webinar or Whatever she&#x27;s doing. But the fact that she&#x27;s doing it consistently, and now on Eventbrite, she&#x27;s very known for this, that is what&#x27;s going to win. Okay? This is not a business where you have to be a great salesperson. This is something I want to clear up right now. If you think that for you to be successful in this business, you have to be a good salesperson, that is a myth. That&#x27;s not true. You do not have to sell anyone anything. This business is all about being knowledgeable, having integrity, and being an honest guide.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You tell the client, &quot;Hey, these are your options. These are the pros and cons and the risks of each one of them,&quot; and you let them decide. That&#x27;s the job. You don&#x27;t push anyone towards anything. If you do, you&#x27;re not going far in this business because people can smell a salesperson miles, miles away, and especially when it comes down to their entire life saving that&#x27;s being put on the table. Now, challenges. Let&#x27;s talk about the negatives or challenges of the career. One, you have delayed income. If you do a deal today, remember, you get paid few months later. So if you finish your courses today and you join a brokerage today, everyone, and you are ready, today&#x27;s your day one, don&#x27;t expect a paycheck tomorrow or in two weeks or even in two months. Most new agents do not see the first commission for at least four to six months.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So you need a financial runway, safety net, either your savings, partner&#x27;s income, part-time work that you might continue,<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"income-delays-evenings-weekends-and-self-management\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">32:00<\/span>\r\n              <h2>Income Delays, Evenings, Weekends and Self-Management<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> something to bridge that financial runway or that gap, okay? The agents who skip this step are the ones who quit by month four because there&#x27;s no money. They&#x27;ve not made any money, and they&#x27;re out of it. Number two is you got to work evenings and weekends. Your clients, remember, they finish work at 5:00, so they&#x27;re only going to want to see a house or deal with an offer after 6:00 o&#x27;clock. So that means you have to have a real skin for this. You&#x27;re going to have a night that you&#x27;re invited for dinner. You&#x27;re going to have to actually, unfortunately, deal with a client and cancel on the dinner. Okay? There&#x27;s a lot of sacrifices in that way that must be made, especially if you have kids. The kids are off on the weekend. Well, guess what? You&#x27;re the busiest on those weekends. So understand that these are challenges.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Number three is the self-management. Again, the fact that you have to be the one to be disciplining yourself, to prioritize the day, put those steps, those really are the challenges of the business. Most agents who leave in their first year or two leave because one of the things I just mentioned, they didn&#x27;t know. They weren&#x27;t aware. They weren&#x27;t prepped for it. Knowing them, or the challenges at least, knowing the challenges, does not guarantee you&#x27;re going to handle all of it well, but at least you&#x27;ll see them coming. And if you plan for them, you have already separated yourself from most of the new people that enter the business. Now, let&#x27;s say everything I have said sounds good to you. You&#x27;re thinking, &quot;Okay, I want to give this a real shot.&quot; What does that path really look like?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Okay, so at Career College Group, your journey looks like this, okay? You register on our website. Give me one second while I pull the website. There we go. Career College Group. I&#x27;m going to share my screen again. Give me one moment. All right. The process is simple. You&#x27;re going to visit our website, careercollegegroup.com\/realestate. You&#x27;re going to register, and we&#x27;re going to start you off with course one. You go through course one, two, and three, and the foundational courses covering property law, contracts, and then you&#x27;re going to go into simulation sessions. The simulation sessions, so you have course one, two, three, then you go to simulation session one, which is the residential. What that means, it&#x27;s a mandatory live class you must join for about five days, and we put everything you have learned into practice.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So you do role-plays, real-world scenarios, hands-on activities. It is honestly some of the most... Actually, I would say the most interesting parts of the program because the theory you&#x27;ve been reading actually finally clicks. Then we finish simulation one, you go to course four. It&#x27;s all about commercial. Once you finish course four, you go into a final second simulation session focused purely on commercial. When you finish that and pass, you&#x27;re then going to go into the final course five, which is a short one-hour course telling you what happens next. So that means, in total, you have six exams across the program. Once you finish, you are then ready to register with RECO, and then they will take you through their process of approval. And then finally, you have what we call your license. Okay?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Now, at Career College Group, we have flexible learning options. You can do it on your own. You register, you get to the material on your own. It&#x27;s all at your pace. So you read the material at home on your laptop, and whenever you feel ready, you go and you book for an exam date. Now, the other option is we have a cohort-based, which is so, so unique for us. When you are in the cohort model, that means we, the college, have set a schedule for you, and you&#x27;re going to be in the schedule with other individuals. You&#x27;re going to see other learners, and there&#x27;s going to be a weekly meetup. As you read, let&#x27;s say, two chapters, when we meet, we&#x27;re going to talk about two chapters. So someone like myself will be in those sessions talking about what you just read. We discuss them, I give you scenarios. You really understand what you just read. And so that schedule is preset, and you would join those sessions, and you go through together with that same group of people all the way until you finish the whole six exam or the whole program. Okay?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> And you all kind of graduate, I would say, or finish around the same time. Okay, perfect. If you want more information about how the cohort model works or the self-paced, again, please visit our website at Career College Group\u2019s real estate website, and you can go ahead on our website and just go into the Programs, Real Estate Programs, and you&#x27;re going to see more information about how this works. Okay, let&#x27;s keep going. So once you finish the courses, here&#x27;s what happens. You join a brokerage. Before you join the brokerage, you are more than welcome to interview them, find which one is the right one. Once you choose one, they start your RECO registration. That approval process actually begins after you&#x27;ve finished everything, and the brokerage you&#x27;ve chosen, they will help you do this.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> During that process, there&#x27;s going to be a police check and some more paperwork, and then you are approved. Once you&#x27;re approved, you might most likely join a real estate board, and that&#x27;s where it&#x27;s going to cost additional fees that you&#x27;re going to have to pay. But ultimately, that real estate board is what gives you access to the MLS system. Okay? And you&#x27;re officially basically licensed. You&#x27;re good to go, and you can do deals. Then your first two months begin. Now, in those first two months, all you&#x27;re going to do is training and setting up the business. They walk you through every aspect of a deal. How does it work? Well, who should you go after right now as a client, and how should you approach them? Once you join the brokerage, you&#x27;re not going to be alone.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You&#x27;re going to be part of a group of experts that have been doing this for years. Okay? Now, after those first couple of months, you transition into your building, meaning you know the circles of people to hit, the area you might want to door knock and go after. You&#x27;re going to start lead generation activities, and you start operating as your own business. That&#x27;s when, again, the real work begins. I tell every single person who begins, pick your first brokerage very carefully because the training and the mentorship you get in the first year will shape the agent you become. Okay? Awesome. Let&#x27;s keep going. In the first two years of you being an agent, remember that your license expires every two years. Every two years, you have to renew.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So you have to keep in mind that in the first two years only, you have to go through what we call a post-registration courses right here, and you can learn more about this on the website. On the post-registration courses, you must complete a mandatory course and then two electives. Once you&#x27;ve finished, only then you can renew your RECO registration or your license. Okay. So folks, this career, again, has depth. It&#x27;s not salesperson forever. If you want to grow into leadership, if you want to become an owner, a<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"brokerages-registration-and-career-direction\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">40:00<\/span>\r\n              <h2>Brokerages, Registration and Career Direction<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> broker of record, an operations leader, an educator, the doors are all out there. Right? I&#x27;ve walked some of them myself, and I can tell you this is, again, the best career I&#x27;ve picked for myself. Okay. So again, if you feel, okay, real estate is not right for me after hearing all this, or it is a career for people who are willing to bet on themselves, who can handle uncertainty of commission income, who have the discipline to manage their own day, and who genuinely enjoy working with people through some of the most important moments of their lives. Now, if that sounds like you, this is one of the most accessible paths to entrepreneurship. You have a low startup cost, high earning ceiling, real impact on people. Even your worst-case scenario leaves you with money in your pocket.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Now, if it does not sound like this is something for you, that&#x27;s completely okay, too. Knowing what is not for you is as valuable. So for those of you that want to take the next step, all we recommend or we ask is visit our website. Go to Career College Group\u2019s real estate website and just register, and our team&#x27;s going to reach out, and you&#x27;ll be into the program. Okay. Now, questions. I&#x27;m going to go back to questions. So Shannon asked a question in the chat. Does the brokerage provide leads, or do you have to find your own? So the answer is yes to both, depending on brokerages. Now, there are some brokerages that only give you leads, and they only focus on leads. They don&#x27;t focus on anything else but giving you lead and making sure you convert because when you convert the lead into a deal, they&#x27;ll take half of it.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So there&#x27;s a good payout for them. Okay? Now, there are brokerages who are in the middle. They&#x27;ll give you the lead, and they&#x27;ll teach you how to make your own leads and get your own leads. So it really depends which one sounds good for you. And then there are brokerages that only teach you how to find your own lead, and they do not give leads. Okay? So when you interview the brokerages, you&#x27;ll know which one is right for you at that point. Is it easy to join a brokerage once you&#x27;re done the courses? Yes. Remember that brokerages, you joining them means money for the brokerage. So actually, when you&#x27;re interviewing them, it should be that is the brokerage right for you, not that are you right for the brokerage. So you just do a bit of a mindset change. The next question is also, could you please provide the cost of the course roughly?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Yes. So roughly, I will say it takes you anywhere from five to nine months to finish the whole program. And it costs, I believe, under $5,000. If you go to the website, it does say the exact number there, but under $5,000 are the total cost of the program. And then if you join a board, let&#x27;s say you&#x27;re in Toronto, joining the board will cost, let&#x27;s say, about $2,000, $400, $500 more on top of the five. So if I were to give you a total cost, and you are now day one an agent, you have now so far spent anywhere under $9,000 or under $8,500. You have spent so far. Okay? But again, remember that paycheck. That first paycheck will be at least minimum $10,000 or over $10,000, which pays off for that cost total, and you still have maybe $1,000 in your pocket extra.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Ashraf is asking, &quot;What is the financial arrangement when joining a brokerage?&quot; It&#x27;s very easy. Ashraf, the brokerage says if you do a deal and you find a client and you&#x27;ve sold or bought something for them, then the brokerage will take a cut. So if you have, let&#x27;s say, $10,000 coming in, the brokerage will take maybe 10% of it and then give you the rest. So that&#x27;s how the brokerage makes money. Or the brokerage can say, &quot;I&#x27;ll take 10% or 15%, and I want you to pay monthly as a membership fee to be part of the<\/p>\r\n        <\/section>\r\n        <section class=\"transcript-section\" id=\"questions-about-leads-timing-fees-and-commissions\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">44:00<\/span>\r\n              <h2>Questions About Leads, Timing, Fees and Commissions<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> brokerage.&quot; Okay? The next question was, &quot;Can the study period be much shorter?&quot; Yes, Ashraf. If you are in an express ticket, you need to finish fast. You can do it all on your own, and be finished in under five months. So yeah, you can do that. Sherlo Lin Tang said, &quot;How much of a commission of a deal goes to the brokerage?&quot; Again, depending again on the brokerage. So some brokerages will take 20%, some will take 15, some will take 10. There are brokerages that will take nothing, meaning 100% is yours, but they will have a flat fee, meaning any deal you do, every time they&#x27;ll take flat $1,000 or flat $600, $700 from you. Okay? And plus on top of a monthly fee. But again, it all depends on what do they offer you, the brokerage, versus how much they take from you. So you&#x27;re going to learn about that when you interview them.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Next question is, &quot;Is the cohort program more expensive than the self-paced program?&quot; I don&#x27;t know exactly. I don&#x27;t believe it is that much more. Take a look at the website. The cost is exactly there. That&#x27;s a pretty good question. And then if you register, by the way, on our website, the team that reaches out to you, our support team, they can tell you exactly the answer for this question, too. Awesome. Okay, let&#x27;s take a few more questions. Mirella is asking, &quot;How much is the cost of the renewal every two years?&quot; That&#x27;s a great question. If you renew every two years, it&#x27;s around less than $600. Less than $500, actually, to renew every two years. But remember, every year, you&#x27;re renewing insurance. You have to have an errors and omissions insurance. I believe the cost of that as well is under $600.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So that&#x27;s every year that you do, and then every two years, you&#x27;re renewing your RECO registration, which is again under $600. Okay, Mariam is asking, &quot;Will the taxes be deducted by the brokerage, too?&quot; So there&#x27;s two things to that. If you get paid commission, let&#x27;s say I get paid $10,000 on a deal, I also get paid HST on it, which means I get paid the taxes. So let&#x27;s say 13% of $10,000 is what I also get paid on top of the $10,000. So the brokerage pays that to you directly. So it is your responsibility to make sure that you don&#x27;t spend the taxes, that you&#x27;re careful with it, because that belongs to the government. So you do get paid taxes. Your brokerage can hold off on it and then pay it all out to you in one shot when you&#x27;re doing your accounting. I hope that helps.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> But Mariam, if you are asking is it tax-deductible, the brokerage fees? Yes, absolutely. Meredith is asking, &quot;Can you put the cohort courses on hold if there are emergencies?&quot; Yes. Meredith, at any point, you can say, &quot;Hey, I&#x27;m not joining the next few sessions.&quot; And then those sessions are also recorded, so you can always come back and watch the recordings as well. You can even join a different group if you feel like you&#x27;ve fallen behind because of the emergency. No problem. We&#x27;ll always work with you. Okay, great. Great questions.
