The question I want every single one of you getting an answer to is right there on the screen. Is real estate the right career for you? Should you go ahead, invest your time, your money, your resources into starting this career? By the end of this session, my goal is that you have a real answer to the question on the screen. Okay? Not an answer from me, but an answer from you, yourself. Here&#x27;s what we&#x27;re going to cover for the next, I&#x27;m hoping 30 to 40 minutes, okay? But three main things. And finally, most importantly, by the end of the session, you should be able to make your decision whether it makes sense to invest your time, your money, your energy into this path. I&#x27;ve been in the business now for just over a decade. I&#x27;ve been in sales. I&#x27;ve been a broker, a managing broker, broker of record for a few companies. I&#x27;ve run my own brokerage. I&#x27;ve worked in residential, commercial. Today, I sit on the operations side of a very boutique luxury brokerage. So what does this all mean? It means I see what happens behind the scenes a lot. I did not understand when I first started, I didn&#x27;t understand what real estate even means. I had no idea what the job involved. It was through one of these career night sessions, or webinars, that I started to figure it out. So I get exactly where you are right now. That is why, in this session, I&#x27;m not going to give you the surface-level answer. I&#x27;m going to give you depth because that is exactly what I needed back then, which I got. Okay, so let&#x27;s get into it. What is a real estate agent? That&#x27;s what they do.&quot; That is true, but it is like saying a doctor just takes temperatures. It is the most visible thing they do, yes, but it is a tiny fraction of the actual job. Here&#x27;s how I want you to think about it. A real estate agent is a guide through one of the largest financial decisions a person will ever make. We&#x27;re talking about transactions of $300,000, $600,000, two, three million dollars plus. For most of your clients, this is the biggest check they will ever write or the biggest check they will ever get. These deals are emotionally charged. They are legally complex. They involve six, seven, sometimes ten different professionals in this entire process.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You&#x27;re talking about lawyers, mortgage brokers, inspectors, appraisers. Your job is to keep all of this organized and to keep your client informed and protect their interests along every one of these points. So let me give you a scenario, because the abstract job description is one thing. The actual reality is something else. Imagine a couple going through a divorce. They have been together for years. They own a home together, the home where they&#x27;ve raised their kids, where they&#x27;ve renovated the kitchen. They&#x27;ve made years of memories. Because of the divorce, now they have to sell it all. Now think about what that actually means. They&#x27;ve probably never sold a home before. This was their first one that they purchased, and on top of everything they&#x27;re dealing with personally, now the legal stuff, the emotional stuff, right? The kids.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Now they have to figure out how to sell a property that might be worth over two or three million dollars, right? They don&#x27;t know what selling even means. They don&#x27;t know how to do it without making a very expensive mistake. This is where you come in. You walk into the middle of that process, and you become the guide. You take the stress off of them. You explain what&#x27;s going to happen this week, next week, and the week after. You tell them how to prep the home, how to put it on the market, how showings are going to go. When the offers come in, how are we going to actually negotiate through it all? You tell them when to talk to a lawyer. When should you bring in a home inspector?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> When should the accountant be involved? When you do that job really well, and when you bring calm and structure to a really hard moment in that couple&#x27;s life, that family will remember you forever. And this is the kind of work that builds a referral career. So in that scenario, what is the agent actually doing? Three things, okay? One, you&#x27;re reducing the client&#x27;s stress. You&#x27;re becoming the person who says, &quot;I&#x27;ve got this.&quot; Most clients, again, are operating in a very unfamiliar territory. You&#x27;re the expert who&#x27;s done this many times. You walk through the property. You tell them in a very honest way, &quot;This needs to be painted. This needs to be fixed.&quot; And you&#x27;re going to do some research. You build a full strategy on how should we price it. Where is the middle? Where is the high, and where is the low point of what we should we accept? You&#x27;re not guessing those numbers, by the way. You&#x27;re using proper research to back up what you&#x27;re saying. Number three, you coordinate the professionals. So the lawyers, the home inspectors, all the professionals I mentioned, you are actually coordinating them all. You&#x27;re the center. Without you, all of these moving parts don&#x27;t really talk to each other, and the deals really sometimes fall apart because of that gap.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> This is what your clients are paying you for, okay? They&#x27;re paying for the expertise that turns a very chaotic, stressful situation from their perspective into something that feels okay, this is doable, this is managed. That, folks, is the value proposition. That is what justifies the commission that we charge. Now, the divorce scenario is just one scenario. Think about how many other scenarios exist out there. Think about, again, a young couple, okay? They just got married. They&#x27;re living in a three-story townhouse. The three-story townhouse has so many stairs. Now the spouse gets pregnant. Suddenly, the stairs become a real problem. They can&#x27;t live there anymore. They have to sell and find something that&#x27;s more practical, something that&#x27;s bigger. They&#x27;re now bringing a child into the family.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Now, they&#x27;ve never done this before. Again, they now are going to need a guide. Imagine another scenario, okay? Imagine a family that took on a mortgage they thought they could afford. Now, something happened, a layoff or an illness, or we went through a whole pandemic, interest rates skyrocketed. The bank, unfortunately, now takes over the property because they cannot make the monthly payments. The bank now needs a real estate agent because that real estate agent is now going to handle selling that property on behalf of the bank. Now, that is a whole other type of transaction with its own rules. Another scenario is imagine someone downsizing after 40 years of being in the same home. An estate sale after a family member maybe passes away.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Imagine a professional that&#x27;s relocating from another province because of a new job. Or an investor, they&#x27;re building a rental portfolio. They&#x27;re now asking you for cap rates, cash flow, their return. So each of these scenarios that I&#x27;m giving you, the reason I&#x27;m telling you all these is I want you to see that each of these scenarios has its own world. Each of them has its own emotional weight, legal considerations, its own urgency. Which is why, again, this career, in my opinion, is one of the most interesting careers out there. You&#x27;re never doing the same thing twice. Every day, it&#x27;s a whole new challenge. It&#x27;s a fresh challenge. So, let me zoom it in a little bit more now, okay?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> When you take a listing, what does the work actually look like? Let me walk you through step by step, okay? Again, I want to come back to the question of what is a real estate agent, because we see a certain picture. I&#x27;m now going to, again, go into the details with you. Step two is paperwork. How do you now make sure the paperwork between you and your brokerage and that client is done properly? And you explain what they all mean. Step three, they signed. Now you get the home ready. So now you have to maybe get a professional to help them declutter, stage, someone to move all the furniture that they currently have, or maybe put everything in storage. Then a deep clean, then a full fresh paint. And now it&#x27;s ready for a photographer to come in and create photos and videos. Maybe a drone shot to come in. Okay? We may create floor plans and media, website, all of that. Now it&#x27;s ready.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You see, over 90% of buyers start their search online. So if your listing photos are dim, they don&#x27;t look good, you&#x27;ve lost the buyer before they ever set foot in the home. So this prep work is not optional. It&#x27;s actually very important. Now we go into preparing. So let&#x27;s take a look. So we talked about decluttering, okay? We talked about deep cleaning, professional photos, and media. Now we&#x27;re going to go into the marketing exposure. So now that the house is ready and now we go on the market, we talk about MLS. So this is when you go on realtor.ca, this is where the information is now going to go. It&#x27;s going to go public. All these other websites that you might be familiar with are going to start picking it up. Some of us, we might start making Instagram videos, TikTok videos, and we start promoting it.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> We might pay for ads on Google on the property. All of that marketing is now starting in the first days of the property being live. Then we go into open houses and showings, making sure that every person in the neighborhood maybe receives a flyer. We&#x27;re door-knocking it. There&#x27;s a lot involved to make sure that open house is a success. Now that you&#x27;ve done that, you go into the next stage, which is receiving the offers. Okay, well, we did a great job in the open house and the marketing. We had a lot of showings. Now someone&#x27;s interested. So when the offer comes in, it is not just about the price, it&#x27;s about the whole package. What are the conditions that are attached to that offer?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Is it going to be a home inspector? Is it going to be financing? Does it match what the seller needs in terms of price and deposit? What about closing date, when they&#x27;re going to move out? I&#x27;ve seen deals where the higher offer actually was the worst offer because the conditions that they added were so loose that the deal would just have never closed. So again, a skilled agent reads all of that and advises the client, &quot;Hey, yes, you have one offer, it&#x27;s 30,000 more, but these are its negatives. This other offer that&#x27;s 30,000 less, these are its positives.&quot; Okay? And now you have to negotiate. This is where you earn it. A strong negotiator can really find tens of thousands of dollars for that client. That is the difference between someone, again, who knows what they&#x27;re doing versus someone who is just winging it.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Okay? And by the way, it is a skill that you develop over time. No one is born as a great negotiator. You do learn it through training and through repetition. Then you&#x27;ve done a great job at that step. Now, you go into from pending to firm, meaning all the conditions now for the offer that you accepted, all the conditions are met, satisfied, we&#x27;re good to go. So we start now helping the client to start move out, to start getting the house ready, to maybe let&#x27;s coordinate with the lawyer, the lender, the<\/p>\r\n        <\/section>\r\n\r\n        <section class=\"transcript-section\" id=\"flexibility-income-potential-and-self-employment\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">12:45<\/span>\r\n              <h2>Flexibility, Income Potential and Self-Employment<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> moving company. Okay, so and right before closing, maybe the buyers want to do a final walkthrough, making sure everything&#x27;s okay. Now you have to be there present, and then comes the closing day. This is where the lawyers might ask your client a lot of things. Your client might come to you for help, and on closing date, that&#x27;s where the keys get exchanged, funds get exchanged. That moment, watching that first-time buyer get the keys to their home, watching that family receive the proceeds of selling that home that they raised their kids in, these moments are what makes the career worth it. And, by the way, that closing date is also when you get paid. So, now wait, before you decide, I just walked you through everything that goes into one transaction. You might be thinking, &quot;Okay, well, this is too much. Why am I doing this?&quot; Let me share something with you, okay?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Personally, after 12 years in this business, this is the best career I could have ever picked for myself. I wake up genuinely excited to see what is ahead of me every day. Every client is different, every property is different, every problem to solve is different, and that is, in a way, a pretty good satisfaction that you are kind of a problem solver looking for newer challenges. The version of real estate, again, that you see on social media, the nice car, the big paychecks, or the agent in fancy suits, those are just highlight reels. Again, it is part of the picture. It is not the full picture. What you do not see is the hours of unpaid research, the deal that fell through the day before the closing because financing didn&#x27;t come through, the Saturday morning showing where the client just didn&#x27;t show up, the client who calls you at 9:00 PM on a Sunday panicking about an inspection report.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So again, this career is brutal in its way, but it does reward people who are willing to do the work that nobody sees. For the right person, those challenges are exactly what makes this work very, very meaningful. So then, why would you choose this career? Three big reasons. Every client is unique, so that means every deal is its own project. You&#x27;re never doing the same thing over and over again. Continuous learning, that&#x27;s another. The market, by the way, changes constantly. Interest rates move. Legislation gets updated. Rules change. New marketing platforms emerge. The agent who stays sharp long-term are the ones who keep learning. Now, another one is diverse opportunities. So you don&#x27;t have to stay in one lane.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You can start in residential. Then maybe your client needs some help buying a restaurant. Now you move into commercial. Or you specialize in pre-construction in the beginning, and then slowly you go into these luxury properties. Okay? Or you go into property management. You might become an investor yourself. You might open your own brokerage. This career has so many branches that you can get into, and start from any one of them and, again, dabble into any of the other ones later on. I personally started as a sales representative. I was focused in residential properties, and now I&#x27;m in operations. I&#x27;m very behind the scenes, helping, training, and managing. Getting into real estate is exactly like opening up a business. It is opening up a business. The only difference is that you do not have an actual physical store. Everything else about you running a business is very, very true. Now, what does that mean? Your income is fully commission-based. So let me give you the real math. Say you help someone sell a property worth $1 million. Typically, the total commission is around 5%. Half of that goes to the agent that brings the buyer. Half of it goes to you because you&#x27;re on listing side, you&#x27;re selling, you&#x27;re helping the seller. So that is 2.5% of $1 million. So $25,000 on that one deal that you&#x27;ll make.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> There is no income ceiling. Imagine a career with no limit to how much you make. You do not have to go to a boss to ask for a raise. You don&#x27;t have to worry about losing your job. You&#x27;re creating the business. I personally know agents that are earning well over a million dollars a year on commissions. There are agents who make $200,000, agents that make just under $50,000. The range is enormous. Where you land in that range is completely up to you. And personal control. You decide, by the way, who you want to work with. You decide which specific area of real estate you want to focus on. How do you want to do your marketing? How do you set up your hours?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> How aggressive you grow? If the idea of being your own boss really excites you, this is one of the most accessible paths into entrepreneurship in this country. So let me put the real numbers on the screen, okay, because I know this is on a lot of your minds. So $25,000 on one deal. Close one deal a month at that level, and you&#x27;re looking at $300,000 a year. The math is very real. The agents I know personally who are doing one or two deals a month consistently are absolutely in this income range. But let me give you the honest version, because I don&#x27;t want to oversell it. In your first year, most new agents close somewhere between zero to six deals.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> That is the build phase. Statistics consistently show that a large number of new agents leave the business within the first two years, and the most common reason is that they did not have a financial runway to get through the build phase. So when you&#x27;re thinking about whether the career is right for you, the question is not, &quot;Can I make a lot of money?&quot; The answer is yes, you will. But the agents who put in the work, who build their network, who follow up consistently, they really do get there over time. Six figures, seven figures. The real question should be, &quot;Can I sustain myself for 12 to 18 months while I build the business that&#x27;s going to make me money?&quot; That is a reality question you need to ask. Let me repeat that question again.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Will you make money in this business? This is one of the most, actually one of the genuine perks. You set your own schedule. Think about it. So if you have kids, you can drop them off to school. You do some of your real estate work, hit the gym, come back, do some more client work, be right on time to pick up your kids, have dinner with the family, and then you can work on a Tuesday afternoon and take a Friday off. You can take a working vacation. You&#x27;re not chained to a desk from 9:00 to 5:00. But this is real. Flexibility, by the way, cuts both ways. Your clients are also going to work 9:00 to 5:00, which means if they want to see a house, they&#x27;re going to want to call you in the evening or the weekend.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So Saturday mornings might be fully gone because you are going to show properties at that time. Sunday open houses are very normal. So when people ask me, &quot;Sameer, do you have a work\/life balance in real estate?&quot; My answer is yes, but it is a different kind of balance. It is not evenings and weekends I&#x27;m off. It is, I get to design my week, but I work when my clients are available. And honestly, for most people who try the 9:00 to 5:00 and feel suffocated by it, this trade is more than worth it then. Let&#x27;s talk about risk and failure, okay? A lot of learners, actually new students, always ask me this, and new agents, &quot;Sameer, what if I fail? What if I start this career and it just does not work out for me?&quot; So let me define failure for a second then, okay?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Compare this to opening up a business or a restaurant, if you want. If you wanted to open up a restaurant in Toronto, you would need hundreds of thousands of dollars for just the space, then building out the space, then getting the equipment, and then having a few employees. And then on top of that, the success rate is not great. That is real risk. In real estate, you need a phone, a laptop, and a car. If you have those three things, you&#x27;re pretty much honestly good to go. You pay for your courses, your licensing fees, your association dues. But compared to opening up a business, the upfront cost here is tiny. So now let&#x27;s define failure then. If you spend a whole year in real estate, your first year, and all you do is you sell or you buy just one house, and let&#x27;s say that that one house is a family member, then that one deal is going to pay for all your courses, for all of the fees that you&#x27;ve had so far, and you might still, very high chance that you&#x27;ll still walk away with positive money in your pocket.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So to me, that&#x27;s not failure. That is just the floor. That&#x27;s where we&#x27;re starting, okay? Most careers, if they don&#x27;t work out, you have spent two or three years in school, plus tens of thousands in tuition with nothing to show for it. In real estate, though, even your worst-case scenario leaves you with cash in your pocket and a real set of skills, by the way, that you can use somewhere else, negotiation, marketing, contracts, managing clients. So that is one of the most underrated facts about the career. The downside is genuinely limited. And the last reason I love this career, and the reason I&#x27;ve stayed in it for so long and I&#x27;m going to continue to, is the fulfillment. Okay, picture this.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Someone works for 10 years. They save, and they save with one goal in mind: to own a home. Ten years of sacrifice for that one goal, just to own a home. There&#x27;s no career I&#x27;ve seen that gives you that kind of a moment as often as it does. Or imagine that divorced couple that I, you know, the divorce scenario I described earlier. You guide that couple through the worst chapter of their life, and at the end, when the deal closes, they finally can breathe out, okay? They feel calmer. They thank you, and they refer their whole family to you. From one client now, you&#x27;re going to get five more. And this is how, by the way, this business compounds. You&#x27;re not just facilitating transactions, you&#x27;re helping people through some of the biggest moments of their lives.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> And that is not nothing. Let me now kind of get practical then. What kind of person actually thrives in this career? Number one is if you are just comfortable with people. This is a people&#x27;s business. If you can knock on a door, meet someone you&#x27;ve never met before, break the ice, carry a real conversation, then you&#x27;re in the right business. If small talk drains you, meeting new people feels like a chore, then it&#x27;s going to be hard, this career. Another one is communication and trust. You need to explain very complex things in simple language sometimes, and you need to build rapport quickly. You need to deliver bad news with grace and good news without over-promising.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Trust is the entire currency of this entire real estate business. Okay, another one is discipline and consistency. So this is something I really want to focus on because once you start, remember, you&#x27;re opening up your own business. No one is going to wake you up. Nobody&#x27;s going to set your schedule. You have to set them yourself. You then have to turn those goals into action steps. And guess who has to take those action steps consistently every single week? You. The agents who succeed are not the most charismatic, to be honest, sometimes. They&#x27;re the most consistent ones. And one more thing I want you to hear is, and this is not a business where you have to be a great salesperson. Oh my God, you have to be able to sell something so quickly. Here, sell me this pen.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> No, you don&#x27;t have to sell anyone anything. This business is actually about being knowledgeable, having integrity, and being an honest guide. You tell your clients, &quot;Hey, these are your options. These are the pros and cons of both of these or all of these options,&quot; and you let them make the decision. That is the job. Actually, if a client smells that you are being salesy, you&#x27;re going to lose that deal right away. So, another thing to keep in mind. Now, this is a bit of a reality check again. So let&#x27;s talk about the challenges that I want every single aspiring agent to know going in. One is delayed income, okay? When you do a deal today, you get paid a few months later.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> If you finish your courses, let&#x27;s say today, and you join a brokerage today, do not expect a paycheck tomorrow, or in two weeks, or even in one month. So that means you need that financial runway, either savings, your partner&#x27;s income, or your part-time work that you have already. Something to bridge that gap. The agents who skip this step are the ones who quit by month four because they ran out of money. They can&#x27;t survive. There was no financial runway. Number two is evenings and weekends. Again, back to that. So you remember, your clients are at their jobs from 9:00 to 5:00. They&#x27;re free to talk maybe after 7:00. I have had nights where we got 10 offers on a property where my client finished work at 7:00, so we sat together until midnight reviewing them and making a decision.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> That is a real night in this business, and you have to be okay with that. Or if you&#x27;re married, you have a partner, they have to be understanding of that because that&#x27;s not normal. Number three, self-management, okay? Nobody&#x27;s going to tell you what to do tomorrow morning. So you, again, have to be the one to wake up, to set the calendar, to know what you&#x27;re doing, and the wheels come off fast. So most agents who leave this business in their first year leave because one of these three things I mentioned. Knowing about them does not guarantee you&#x27;re going to handle them well, but at least you will see them coming. So if you can plan for them, you&#x27;re already separating yourself from most of the new agents that start this career.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> All right. Now, let&#x27;s say that everything I&#x27;ve said sounds good to you. You&#x27;re thinking, &quot;Okay, I want to give this a real shot.&quot; So what does the path really look like? You can see on the slide, folks. At Career College, your journey starts and looks like this, okay? You go through course one, two, three. Those are the foundational courses. Then after course three, you&#x27;re going to do your first simulation session. It&#x27;s a mandatory live class for five days where we put everything you&#x27;ve learned into practice. We do role plays, we do real-world scenarios, we do hands-on activities. It is honestly some of the most fun parts of this program because the theory that you&#x27;ve been reading finally clicks. And then after the first sim, you&#x27;re going to go into course four.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> After course four, you&#x27;re going to do another simulation, which is focused on commercial real estate. After the second simulation, you&#x27;re going to do course five, which is a short one-hour course that walks you through what to do next. So in total, you have six exams across the program. Once you finish, you are only then ready to register with RECO. And RECO is the area or the department, I would say, that would give you that license or registration, and you then start your career. Now, there are flexible options, and I&#x27;m very genuinely proud of Career College for this because we offer this in two ways, okay? When you start your courses, you can choose to do it yourself, meaning you register, you get the e-learning material online, and you go through them completely at your own pace, your own time.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> The exams are going to come whenever you choose. You choose the exam date yourself. This is great if you&#x27;re working full time and you don&#x27;t need the extra support, and you need maximum flexibility. Then you have a second option, which is the cohort base. And the beauty of it is you don&#x27;t pay extra for this option.<\/p>\r\n        <\/section>\r\n\r\n        <section class=\"transcript-section\" id=\"reco-registration-and-choosing-a-brokerage\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">30:15<\/span>\r\n              <h2>RECO Registration and Choosing a Brokerage<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> Imagine you join a group From course one, all the way from course one, you join a group of other learners that are on the same path with a set schedule. For example, course one runs four weeks, with classes Mondays and Wednesday evenings, let&#x27;s say from 6:00 to 8:00. Now, course two might run eight weeks. By the time you complete the full program, you&#x27;re looking at less than 10 months from start to finish. And during those classes, someone like me would be in the room with you, by the way, going through those chapters, going through any questions you have. We would give you real-world scenarios, examples, and tie whatever you&#x27;re reading into how would it tie into the real world. When I started, by the way, 12 years ago, there was no group option. I went through this whole program on my own, and I&#x27;ll be honest, by course two, I was thinking, &quot;Okay, this is too much.&quot; So you start to feel isolated.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You forget why you&#x27;re even doing this again. A lot of people fall off around that time, too. This group, the cohort model, exists to really to solve that problem, one of those problems. And the other problem is, well, you might not be accountable to yourself. You might just be like, &quot;You know what? I&#x27;m going to stop.&quot; So when you&#x27;re a part of a group, you&#x27;re accountable as well. If you start to self-pace and you decide, you know what, later on, you want to be part of the group support, you can always do that. You can always switch. We just place you in one of those groups that&#x27;s going to match where you are in the course.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Now, while we&#x27;re talking about Career College Group, there&#x27;s one more thing I want to share that&#x27;s made a real difference for a lot of students, okay? And I get this question, &quot;Sameer, I want to do this, but paying the tuition up front is going to be a lot.&quot; Here&#x27;s what the college, and I believe Career College is the unique one here that&#x27;s doing this. If you choose the group model, what&#x27;s nice about this is that the total cost of all your courses, we spread them into monthly payments. The monthly payments come out to be $478.50, around that number, I&#x27;m giving you approximate number, per month, and you go in for nine months total. So the question, DJ, if I understand correctly, is why would someone purchase from someone who might be very young in the business, correct? And where do you get leads to trust and buy from you? And does every brokerage provide this? So number one, I started this career when I was 21 or 20. Yeah, something there. And you&#x27;re right, I personally had a lot to deal with. Well, every time I would go into a listing presentation, I did an amazing job, but they would always ask, &quot;How old are you again?&quot; And that&#x27;s where the credibility would be lost sometimes. Okay? So yes, it is a challenge, but you can overcome it by making sure that the way you present, the way you speak, you sound better, more professional than someone else who doesn&#x27;t have the age or the credibility that, oh, they may not... They look experienced.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> It is a bit of a challenge. You will deal with it, but you will know how to navigate it. The other question is, where do you get leads to trust and buy from you? We&#x27;ve done actually an entire webinar on this. I recommend you all watch it, and it was about where do you get clients? And then does every brokerage provide you clients? No. Some brokerages provide you online leads, which are cold leads from a website, and the success rate is about 3% to 4%, okay? Now, the other question was, it&#x27;s easier in States. How&#x27;s the market in Canada? The market in Canada, specifically in Toronto, is, I would say, the best place in Canada. If you are going to start a real estate career, Toronto is the best in Canada. US, I&#x27;m not too sure. I&#x27;m potentially interested in specializing in senior downsizing, okay? Being an advocate for individuals who may not have health information they need.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> How would you recommend? That is the best place to start, in my opinion, and I believe right now, there&#x27;s not enough agents that are servicing that niche. So that&#x27;s a great niche you&#x27;ve picked up. You can 100% start into that niche, and when you become a real estate agent, you can start hitting any senior buildings, senior homes, or any area that you can see the demographics has a high age, okay, in that demographics. And you can go and door-knock and talk to those people that might be downsizing, and that you can help with that. And by the way, there is a specialization that you can do with seniors. So you can get more into that, and you can form your entire career to say, &quot;Hey, I help and I manage with seniors.&quot; That&#x27;s a great place to start. Okay, good.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> I have one more question, I believe. So the total cost, folks, let me go back, of the program, it&#x27;s on the website. If you, again, go on Career College Group, it&#x27;s there, but I believe it&#x27;s around $4,785, approximately. Okay, that&#x27;s total cost. Let&#x27;s take a look. I have another questions. So to finish the program, once you start the program, you have two years. You have two years to finish once you start course one, okay? What does pre-construction sales mean? Imagine, you know those buildings maybe you&#x27;ve driven by, you know those towers that has that tall crane on top of it? They&#x27;re building the tower. So before they started building that tower, what they did is they started selling those units on paper and showed you 3D models of what that building would look like.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> So you have people that buy condos before they&#x27;re built. That&#x27;s what we call pre-construction, by the way. Okay, good. Let&#x27;s take a look. Mitra is asking, comparing to Humber, what makes you a better choice? I love that, Mitra. What makes us a better choice? Number one, we have facilitators like myself, extremely experienced in the program. Number two- We have the group support sessions. Our group support, by the way, starts from course one, from day one, which is, again, extremely unique to us. And the other unique thing is we have a monthly payment plan, which I don&#x27;t believe the other ones have. So that&#x27;s another unique proposition. Okay? I hope those help. So here&#x27;s what happens after graduation, okay?<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Once you finish and you join a brokerage, you can, by the way, interview before you join, I guess, a brokerage. You can interview multiple brokerages to see which one is the right one. Maybe one is focused on pre-construction, one is focused on commercial only, one is focused on everything, or one just gives you online leads, and that&#x27;s all they do. Okay? So once you choose one, that&#x27;s where your career and registration really begins. And they are going to do a police check,<\/p>\r\n        <\/section>\r\n\r\n        <section class=\"transcript-section\" id=\"questions-about-program-timing-costs-and-support\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">37:15<\/span>\r\n              <h2>Questions About Program Timing, Costs and Support<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> and some paperwork, and now you become a real estate agent through the help of that brokerage. Once you are now a real estate agent, you have to then go and join, most likely, a real estate board that gives you access to the MLS. And that board has its own fees that you pay. Then your first two months really with the brokerage, it should be hands-on training. They walk you through how transactions should go. They kind of help you. They tell you, &quot;Let&#x27;s go find you clients.&quot; They really do help. So after those first couple of months, you transition into the building phase of your business. The brokerage, again, helps you with marketing plan, lead generation activities.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> I tell every single one of the students, pick your first brokerage carefully. The training and mentorship you get in your first year shapes who you are as an agent. Do not pick a brokerage with the highest or the lowest commissions split. Pick one with the best training and support. Now, next is ongoing career development. Okay? In your first two years as an agent, RECO, by the way, requires you to complete a few additional courses that don&#x27;t have an exam. Once you complete them, every two years, your RECO license or registration expires, so you have to renew it every two years. Now, beyond that, once you&#x27;re in your third, fourth year, there&#x27;s no extra courses, maybe except something online that you may have to complete.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> The next journey could be that you may want to become a broker. You may not want to do some sales, you may want to get into management. So then you become a real estate broker, or you want to open up your own brokerage, then you can become a broker of record. So the career has so much depth. It&#x27;s not just salesperson forever. If you want to grow into leadership, then those doors are always there as well. Okay? And I&#x27;ve walked some of them myself. So, I hope so far we have covered a lot, and enough for you to have an answer for the question, is real estate the right career for you? Okay? For example, when I started, I couldn&#x27;t really find mine, so I ended up doing, they call it an entrance little exam, which they test basic language skills, math skills. It&#x27;s a very easy exam to complete, and once you pass that small exam, you then can start your courses. Okay? Good. Let me see for more questions. I feel there&#x27;s a few more. Another question is, looking back at the start of my own career, what would you do differently? So, this is a great question.<\/p>\r\n        <\/section>\r\n\r\n        <section class=\"transcript-section\" id=\"closing-advice-and-next-steps\">\r\n          <div class=\"section-heading\">\r\n            <div>\r\n              <span class=\"timestamp\">40:45<\/span>\r\n              <h2>Closing Advice and Next Steps<\/h2>\r\n            <\/div>\r\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\r\n          <\/div>\r\n          <p><strong>Sameer Amini:<\/strong> If I go back to the first year of my career, I would definitely understand that any money that comes from my deals, I need to carefully think about how much of it should go back into my business. Okay? That&#x27;s one thing I didn&#x27;t do properly. I also didn&#x27;t do properly, which was understanding that I&#x27;m opening up an actual business. I need to have my own hours. I need to set those hours aside so personal, family life, marriage, everybody needs around me to understand that I&#x27;m running a business. Here are those hours, and at those hours, you cannot be bothered. So those are some of the stuff I would change. Okay? So how much does the course cost? We answered that.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> How is the cohort different from the self-paced? The one that&#x27;s self-paced is you just reading the book all on your own. Maybe in one week you finish reading it all, and you want to do the exam on the second week. But the cohort is different. The cohort is you join a group, and we have a schedule that, okay, for the next three weeks, we&#x27;re all going to study together, and on the fourth week, we&#x27;re going to do the exam together. So you kind of go together with a group, and we give you schedules because we can kind of tell how long it should take an average person to comfortably read everything and be ready for an exam.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> Is the cohort online? Yes, Suquinda, the cohort is online. The group support that you get is all virtual, so you don&#x27;t have to drive anywhere. Okay? Can we do cohort in 2 years or 10 months? Remember, when you start course one in this program, according to RECO, you have to finish all your courses under the two years. That&#x27;s a rule. Second, the cohort model that you join with us, if you start on day one, we will make sure you are done under 10 months because our schedule, the way we&#x27;ve scheduled the entire program until you graduate, we&#x27;ve scheduled it so it&#x27;s done under 10 months. Yeah, the class schedules, it depends. So you might have a Tuesday, Thursday.<\/p>\r\n          <p><strong>Sameer Amini:<\/strong> You also have a weekend option, so you can be in the group supports every Saturday morning. Or if it works better, you can come in on a Monday, Wednesday, or Tuesday. So we do have different scheduling. You kind of pick which one works with you, and our team will help you select it, okay? Once you&#x27;re about to finish your program, your courses, you can basically Google near you, what are the real estate offices near you, and you just call them and book an interview. And whichever you like, once your courses are done, you can then say, &quot;Hey, you know what? I want to pick you as the brokerage.&quot; And then they kind of go in together and help you with the next steps. Yes, Deja, in the group cohort sessions, we do have a PowerPoint presentation where we go through the important parts of the e-learning.
