Tonight is actually a very simple session. By the end of this webinar, you should walk away with clarity on one question: Is real estate the right career for you? Not whether it&#x27;s exciting, not whether it looks good on social media, but whether it actually fits you. Because this career can be incredible, but can also be very misunderstood. So my job today is not to convince you, it&#x27;s to give you the full picture so you can decide properly. Now, a quick note before we begin. Before we continue, a little bit about me. My name is Sameer Amini. I&#x27;ve been in real estate now for over 12 years.<\/p>\n          <p><strong>Sameer Amini:<\/strong> I&#x27;ve worked in all parts of real estate, residential, commercial. I&#x27;ve been mainly on the management side of things, so behind the scenes, running brokerages, being broker of record. I&#x27;ve been in the education side of real estate for more than now six, seven years. So I&#x27;m going to try my absolute best to share with you all the answers that you need. Any tips, any hints, anything I can give you to really, again, help you with that one question: Is real estate the right career for me? So what is a real estate agent? Let me take you back. When I started, I had no idea what a real estate agent actually did. I thought it was simple. We&#x27;re just going to show homes, we&#x27;re going to wear suits, and we&#x27;re going to get paid. That&#x27;s what most people think.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So let me show you what it really is. Imagine this.<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"what-a-real-estate-agent-actually-does\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">01:30<\/span>\n              <h2>What a Real Estate Agent Actually Does<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> A couple is going through a divorce. They own a home together, they&#x27;ve built memories in it, and now they have to sell it during one of the most stressful times of their lives. They don&#x27;t know how to price it, how to sell it, who to talk to, what mistakes to avoid. It&#x27;s a huge mountain of stress. That&#x27;s where you come in. That&#x27;s where a real estate agent comes in. A real estate agent is not just someone who sells homes. You are the person that guides them through that process, protects them, and simplifies everything for them. You become their go-to person through one of their biggest decisions of their lives, and that&#x27;s the role. What does a real estate agent do? Let&#x27;s zoom in for a second, because this is where most people are surprised. Let&#x27;s take that same example.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Let&#x27;s say the divorced couple. Here&#x27;s what actually happens step by step. When you meet with them, and this process is about to begin, you start with research. You determine what the home is worth, then you prepare paperwork and explain it. Then you prepare the home. How do you do that? Well, you&#x27;re going to have to set up either third-party companies or somehow go through decluttering, staging, full cleaning. After that, you&#x27;re going to bring in the media team to take the photos and the videos and prepare all of your marketing, because you&#x27;re going to now have to start marketing it. After marketing, comes communication. That&#x27;s where you&#x27;re going to get calls. You&#x27;re going to have to call some people.<\/p>\n          <p><strong>Sameer Amini:<\/strong> You&#x27;re going to get showings, questions. Hopefully, open house, and after the open house, hopefully you get into what we call offer, and then you start negotiating. That&#x27;s a whole different phase. You&#x27;re going to negotiate. There are going to be conditions, terms, price strategy. There&#x27;s going to be high level of stresses for the client. Emotions are going to be high as well. Then once all that is figured out, you&#x27;re going to have to deal with the legal side of things. So the actual documents that are being presented to us, what do they look like? What do I need to worry about? Is everything worded correctly? Any risks? Once we go through that phase and the property is signed and sold, we then wait a few months, what we call the closing period.<\/p>\n          <p><strong>Sameer Amini:<\/strong> And in that period, we get lawyers involved. We may have home inspectors check the property. We may have the key exchange and all the money transfer. Everything happens on the last day, which we call the closing date. And then only then you get paid. Now, that&#x27;s just selling. Now imagine you&#x27;re helping buyers. Now imagine helping investors that want to purchase their first commercial property or investment property. Imagine helping families that cannot afford to buy, but they want to rent something, and you are, again, the person to go to for all these scenarios.<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"the-responsibility-behind-buying-selling-and-renting\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">04:20<\/span>\n              <h2>The Responsibility Behind Buying, Selling and Renting<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> So if you thought this career is just opening doors, looking good, and driving a nice car and getting paid, that&#x27;s just maybe, I would say 5% of it. The rest is responsibility. Now, based on what I just described, does this feel simpler than you expected or more complex? Because that is the reality of it. Now, why a career in real estate? After hearing all that, you might be thinking, &quot;Well, why am I here?&quot; I think that&#x27;s my answer. Why would I want to do this? That&#x27;s a fair question. So let me tell you why I chose it and why I stayed for 12 years and I&#x27;m going to continue to stay. First, let&#x27;s talk about income, the money.<\/p>\n          <p><strong>Sameer Amini:<\/strong> This is a business. It&#x27;s not a job. There is no cap on how much you can make. You don&#x27;t ask anybody for a raise. You just create your own income. So one deal, just as an example, can pay you more than $20,000 in one single paycheck. And there are people making 200, 500,000, a million dollars plus per year from this business. The second reason I&#x27;m in this business, and I&#x27;m going to continue to stay, is flexibility. You control your time. You can build your day around your personal life, not the other way around. In my case, I have two kids, so I am able to fit the kids&#x27; pick-up and drop-off, any classes they may go to after.<\/p>\n          <p><strong>Sameer Amini:<\/strong> I&#x27;m able to fit all of that around my work or my work around it. So depending on how the day goes or the week goes, I have a lot of flexibility with time. Third reason is there&#x27;s a low barrier to entryCompare this to opening a restaurant, okay? Imagine you&#x27;re opening a restaurant. For opening a restaurant, there&#x27;s rent to pay, there&#x27;s staff, there&#x27;s equipment. You have to spend cash in the beginning to prepare the space for that restaurant. There&#x27;s so much more involved. But here, what you&#x27;re doing is you&#x27;re creating or opening a real estate business. What do you really need for this? You don&#x27;t need staff, you don&#x27;t need rent. You just need a basic smartphone, laptop, and a car in terms of an absolute necessity, and that&#x27;s it.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Fourth reason is fulfillment. Imagine helping someone buy their first home or sell during a very difficult time of their life, such as a divorced couple, or help somebody build wealth. That feeling is absolutely hard to match when the closing date comes around, and they are taking those keys in their hands and opening the door for the first time for themselves. Now, let me balance this properly, because if I only tell you the good, then I&#x27;m not really doing my job, okay? So, to succeed in this business, you need comfort with people. You need to be okay talking to someone you have never met.<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"why-people-choose-a-career-in-real-estate\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">07:10<\/span>\n              <h2>Why People Choose a Career in Real Estate<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> You need discipline. So remember, in real estate, in opening up any business, no one is watching you. No boss is checking your work. So if you don&#x27;t work, nothing happens. Nothing comes out of it. Another thing you need in this business is patience. You may not make money for your first three to four months. And availability. Your clients are free after work, which means you may be working evenings and weekends. Sometimes I could be working on a deal that both parties end up accepting at 11:30 at night. So the entire night, I have spent going back and forth between this one deal. So this is not a free lifestyle career. It is a you control everything type of career.<\/p>\n          <p><strong>Sameer Amini:<\/strong> It&#x27;s a big difference, okay? Let&#x27;s talk about the education path. The process is structured. You go through course one, two, three. Then you go through a simulation, which is, imagine a live session where we&#x27;re simulating real-life scenarios of real estate. Once you go through the first simulation session, then you go to your course four, and then you go to one more simulation session focused on commercial, and that&#x27;s pretty much it. You have a fifth course, but it doesn&#x27;t have an exam. So in total, you&#x27;re focused on about six to seven exams, okay? Now, here&#x27;s what matters more than structure. How you go through it. With CCG, there are two options that we offer. We have the self-paced, and then we have the cohort, the group-based.<\/p>\n          <p><strong>Sameer Amini:<\/strong> If I&#x27;m being honest with you, when I started 12 years ago, there was no such thing as a group-based session or group-based class. I wish there was, because I would absolutely choose that every single time. You see, most people don&#x27;t fail the course because it&#x27;s hard. They fail because they just lose momentum, okay? So when you join the group-based sessions, it gives you accountability. It gives you structure. It gives you real discussions and real examples. But the path, I&#x27;m going to come back to the path a little bit more. So you have about, again, three courses plus a simulation, then a fourth course, and then another simulation, okay? This entire process, what you&#x27;re going to go through, you&#x27;re going to be paying per course.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So imagine going through course one, passing the exam. Then whenever you&#x27;re ready, you register for course two, go through the exam. So it&#x27;s kind of at your own pace. It&#x27;s not a semester-based kind of program. You are online, and you book for the course, and you&#x27;re going to go one by one, one after each other as you pass them. Once you finish the courses, you&#x27;re going to go through a few steps. Let&#x27;s say that it takes you about eight months to go through all the courses or<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"flexibility-fulfillment-and-the-realities-of-self-employment\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">10:10<\/span>\n              <h2>Flexibility, Fulfillment and the Realities of Self-Employment<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> nine months to go through everything. Once the courses are done, we&#x27;re going to go and apply with RECO. RECO application takes about two weeks to be approved. Once you&#x27;re approved, that is when you&#x27;re considered a real estate agent, and that&#x27;s where you go and join a real estate board. And at that same time, you&#x27;re joining a brokerage. So as RECO approves you, you&#x27;re going to be joining a brokerage, so hopefully, you&#x27;ll be having interviews with brokerages when you&#x27;re in your last course. Once you&#x27;ve joined a brokerage, that&#x27;s when your training starts with that brokerage, because you&#x27;re going to need a lot more of a hands-on training with that brokerage. And during your first two years in real estate, you need to do some extra additional courses, which do not have an exam, and once you finish those courses, you are able to renew your real estate registration with RECO every two years.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So your RECO registration is only good for two years, and you need to renew it. The first two years requires you to do some extra courses. Okay? Let&#x27;s move on to how the program works here at CCG. So this is where our college really stands out. You see, with us, you&#x27;re not just reading material, you&#x27;re actually discussing, practicing, applying, and that makes a huge difference because real estate is not about memorizing, it&#x27;s about understanding. At CCG, we have the group model, which we have-- And how the course-based system works is extremely simple. Imagine you start course one. I give you real-life scenarios. I give you examples. I may help you understand it at a much deeper level.So these sessions are on a weekly basis, and we have a proper schedule. So you start course one, you&#x27;ll know exactly when you&#x27;ll finish all the way till the end, and you&#x27;ll actually graduate. We have the entire timeline scheduled for you, which is incredible. It&#x27;s excellent. I&#x27;m going to go into the CCG website right now. I&#x27;m going to show you a few more things as well. And it&#x27;s now going to show you all the courses that you need, the timeline that you need, and the fact that you have two options. You have the self-paced, and then you have the group option. Now, remember that the self-paced and the group option, the costs are the same. But the group option, you are on a specific schedule, and that schedule is important because you go through it together, and that group<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"ontario-s-education-path-and-program-structure\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">13:05<\/span>\n              <h2>Ontario\u2019s Education Path and Program Structure<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> will graduate by the end of that schedule. So you are accountable. You feel you&#x27;re not alone. There&#x27;s so many benefits to it, and someone like myself will be there with you along the entire journey. Now, there&#x27;s something else that&#x27;s incredibly important and unique with the Career College Group, and that is the fact that has actually approved a monthly payment plan. So right now, I&#x27;ll tell you this, that the total cost of the program is about $4,785. That&#x27;s the total cost of the program. What&#x27;s nice with us is that you can sign up and start paying this entire total fee for all your courses in a monthly basis. So a total 10 payments of $478.50. Some of you may want to finish everything by three to four months, and you can do it on your own. You can... You&#x27;re self-disciplined, or you can independently learn a lot quicker. You don&#x27;t need a group setting. Then self-paced option is there as well. So again, with CCG, two amazing things are you can be part of a group, you don&#x27;t pay extra for that group support, and you can then be also on a monthly payment plan.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Now, folks, let me note on one thing that&#x27;s so important for you to note. I gave you the example of opening up a restaurant. Opening up a restaurant might cost you anywhere from $80,000 to $150,000 if it&#x27;s small and tiny. Here in real estate, for you to start your career, the total cost really is your tuition plus board fees, RECO fees, plus, let&#x27;s say, assuming that you have a car, assuming you have a laptop and a phone, this cost comes out to be around $8,000, approximately. Okay? I&#x27;m just giving you approximates. So total cost is about $8,000. In your entire real estate career, you just do one deal. You buy or you sell one property the entire year.<\/p>\n          <p><strong>Sameer Amini:<\/strong> The average commission check on an average property is at least $12,500. So take $12,500 minus $8,000. That difference is what&#x27;s left in your pocket as extra money. Okay? And it pays off all the costs and everything that you&#x27;ve started. Just one deal the entire year. Now, let&#x27;s talk about what to expect once you&#x27;re a real estate agent. Let&#x27;s go through that very quickly. So once you&#x27;ve registered, and let&#x27;s say you finish the courses,<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"self-paced-and-cohort-learning-options\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">15:55<\/span>\n              <h2>Self-Paced and Cohort Learning Options<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> and you have now joined the brokerage, you&#x27;ve also then joined the real estate board. Your first two to three months is going to be lots of training, hopefully shadowing, being in open houses with other agents in the brokerage where you&#x27;re learning from them. You are seeing how they interact. You might be part of the open houses. Besides the shadowing, they might ask you to actually speak to some of the clients there, and you might get some of the leads also from those open houses. You see, one of the first deals that I did was my coworker. I used to work at a restaurant myself, and then when my coworker found out that, okay, I&#x27;m now into the business, my first property was their parents&#x27; property that ended up selling.<\/p>\n          <p><strong>Sameer Amini:<\/strong> And from the open houses where I found multiple buyers, that led me to my second, third, and fourth deal afterwards. So your first two to three months is a lot of training, shadowing, learning, and then you&#x27;re going to speak to your network. You&#x27;re going to find your first opportunity either in the circle of your friends, your colleagues, and any other family members that you may know. Any far family relations that you may have. Okay? The good thing is that you&#x27;re not alone. Once you&#x27;re registered, a good brokerage will guide you through your first deal step by step. So you don&#x27;t have to feel that &quot;I don&#x27;t know what I&#x27;m doing, I just graduated.&quot; No. The brokerage is going to guide you with every single detail.<\/p>\n          <p><strong>Sameer Amini:<\/strong> They&#x27;ll review your paperwork. They&#x27;ll make sure whatever you&#x27;re sending onto the other side does not have any mistakes. Okay, let&#x27;s continue. So let me leave you with this. As I said, real estate is not for everyone, but if you are good with people, you&#x27;re willing to stay consistent, you&#x27;re open to learning, and you&#x27;re someone that&#x27;s just genuine, ethical, then this career can completely change your life. Not just financially, but how you grow as a person. So the question is not, can I do real estate? The question really is, am I willing to become the person this career really requires? And if the answer is yes, then this could be one of the best decisions you make.
