Is Real Estate the Right Career for you? In this webinar, I am aiming personally to answer a big question for all of you. And the question being, again, is real estate the right career for you? By the end of this webinar, you should have a clear answer, a full of information on, is this the right thing for me or not? So let&#x27;s get started. I wanna start off with the question, what is the real estate agent? So let me introduce so myself. My name is Sameer Amini. I&#x27;ve been in the business now for 12 years. I have been, and the management side for the past 10 years. I&#x27;ve been on the education side for seven years.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So what does that mean? That means I have been into sales for three years. I have extensive knowledge on how brokerages operate. I have extensive knowledge on how to manage the teams, the rules of RECO, the entire behind the scenes of real estate. So what do we do with the actual sales part of it? And I&#x27;ve been responsible for a few brokerages in the city running and managing them. Currently, I am a director for a very boutique luxury, uh, real estate office, and they have their own TV show on Amazon called Lexus Thinks Toronto. If you guys wanna watch a TV show, that&#x27;s gonna be a really good one for you to watch. Okay. Uh, so that&#x27;s a little bit about me. Now, I&#x27;ve been involved on the education side of, of real estate, where I have gone through thousands of learners. I&#x27;ve been with Humber Real Estate before. Now I&#x27;m, I&#x27;m incredibly happy to be part of career college and the webinars that we&#x27;re doing, these webinars we&#x27;ve, we&#x27;ve done in the past have been incredibly helpful for many that have joined and have been part of it.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So let&#x27;s start off with the question, what is a real estate agent? I wanna always start off with a bit of a story or an analogy. Imagine a couple that it is going through an an unfortunate event. They&#x27;re going through a divorce, and the house that they live in, or the property that they own, they have to now sell it. You see, selling a property, especially when you&#x27;re going through something like a divorce, can be even more stressful. Selling alone is stressful, uh, enough. Now, a real estate agent is an individual that comes in the middle of that process and talks to the couple and basically acts as a guiding point. They become a guide so they understand what selling their property would look like from beginning to the end.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Something that is extremely stressful for the couple. A real estate agent is someone who&#x27;s going to make it seem like it&#x27;s not a big deal. Like we we&#x27;re gonna go through this and they act as the guide. That is ultimately how I would define a real estate agent. Now, that is just one scenario. There are multiple scenarios. There could be an investor that wants to increase their portfolio, expand their portfolio, they wanna get into retail plazas, they wanna get into industrial units, they wanna invest. Or you have situations where someone wants to open up their first business, they are ready, they&#x27;ve saved up enough, and they, they wanna open up their first pizza of restaurants. They have worked in pizza of restaurants all their life, but they have never actually gone through the process of purchasing one.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So again, a real estate agent is someone that comes in in the middle of all this and helps access the, becomes a guide into becoming, you know, getting their, their goals. And if their goal is to open up a restaurant, well, let&#x27;s go and look at restaurants, how much their worth? And there&#x27;s a whole process behind it. Now, another scenario, again, some a family is, uh, growing in size. They need a bigger home. They currently live in a rental property. Mm-hmm. Someone wants to get their first purchase again. They&#x27;ve saved up enough for the past 10 years and now they&#x27;re ready. So a real estate agent is ultimately a guide for people when it comes to any type of real estate needs.<\/p>\n          <p><strong>Sameer Amini:<\/strong> That is ultimately what real, real estate agent is. Now, what does a real estate agent do? Let&#x27;s zoom in now, and all the scenarios that I gave you, let&#x27;s now zoom in to see exactly what we do.<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"guiding-clients-through-complex-transactions\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">04:09<\/span>\n              <h2>Guiding Clients Through Complex Transactions<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> Now, a lot of individuals out there believe real estate agents, they just dress nice, drive a nice car, and they open doors and they make money. I really wish that was the case. Unfortunately, it&#x27;s not. Behind the scenes, there&#x27;s a lot of work that almost everyone doesn&#x27;t really get to see except the clients and the agent involved. So what does an real estate agent do? Well, in the case of, again, that couple that is going through the divorce, a real estate agent in the beginning, before we even talk about the listing, the property, we go through a research, we research the property, the area. We look at how can we justify the value of the property today and when is the best time to list and sell based on the market trends.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Once the research is done, we then present the research. We go through it with the client and have them decide, okay, here&#x27;s the price that we&#x27;re gonna go on the market and have them agree with what we&#x27;ve, what we&#x27;ve researched, and if that&#x27;s ultimately what they can get. Now in a divorce situation is slightly different versus a situation where someone just wants to sign and get top dollar for their property. Once the research is done and presented, we then take the decision of going through paperwork. The paperworks actually help us put it on the market and go live. Once the paperwork is done, again, we have to go through explaining it, the legalities of the documents that are signing. And once we go through that process, we now have a signed client, which we are ready to list their home.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Now, before we list here comes now the preparation. So we may contact third party professionals such as cleaning companies such as, uh, a contractor that may come do some, uh, some work in the house to fix any small issues or big issues. We may have someone to come in and fix the outside the landscaping, make it look really nice on the outside. Then the cleaners were gonna come in, we made stage the property, and then finally someone to come and do photos and videos. So you can see each stage has a lot of steps involved. It&#x27;s like, to give you an analogy, it&#x27;s like, uh, hiring a wedding planner. Okay? A wedding planner if you&#x27;re hiring one, because they know what they&#x27;re doing.<\/p>\n          <p><strong>Sameer Amini:<\/strong> They have planned weddings and that&#x27;s what they do for a living. So they know exactly what to do for every step. They&#x27;re coordinating between the caterer, between the person who&#x27;s supposed to bring the cake between the person that&#x27;s supposed to the dj. So there&#x27;s a lot of factors that are going on, and you are as a real estate agent in the middle of it, just orchestrating all of this really, really well and timing things really well with the consent of the client and the owner. So after the prep is done, we now actually go live on the market where we start to get showings, how these showings happen, if any showings happen where we need to be present, and we&#x27;re the ones that need to really sweet talk the property.<\/p>\n          <p><strong>Sameer Amini:<\/strong> We do go through open houses, and then finally we get to the stage of offers. And then once we go through offers, again, the client has never seen, has never sold their property.<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"managing-offers-negotiations-and-closing-details\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">07:00<\/span>\n              <h2>Managing Offers, Negotiations and Closing Details<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> So we&#x27;re gonna have to go through an entire explaining process of what the paperwork looks like. Again, the legality of the offer, have them consult with their lawyer. We may have third party professionals such as inspectors, uh, mortgage brokers, be involved in the middle for the buyers, and you may need to check with them to see how is it going? And once you have a firm deal, now we wait for closing and then we wait until the deal closes, till everybody gets paid and everybody moves. And again, you&#x27;re helping them before by setting up any moving companies, any utility transfers, uh, any other obligations they may have with the buyer. Maybe the seller agreed to fix something. The reason I&#x27;m giving you so much detail is to really kind of give you a bit of a behind the scene of what really goes on and happens, uh, when, when, when someone asks, Hey, what does a real estate agent really do?<\/p>\n          <p><strong>Sameer Amini:<\/strong> Okay, now, because we do this for a living, so imagine when it comes to negotiation, you should really negotiate on the client&#x27;s behalf versus the client negotiating on their own and selling their property on their own because it&#x27;s something personal to them. When something is personal to you and you hear any level of criticism, you&#x27;re not gonna be able to control yourself, and you might actually end up ruining the deal just because the emotions get involved. Now, because you have a third party person acting on your behalf, that third party person, like the agent, doesn&#x27;t have any of their emotions involved. So they can really tackle on any criticism, any level of negotiating tactic that they may use on the other side.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So there&#x27;s so much involved, and I can keep going and keep flipping scenarios such as, uh, what do we do when it comes to, let&#x27;s say client wants to buy, uh, an apartment building that has 50 units. What is the due diligence that we need to do on that, that level of a property and the paperwork and the verification of things. So there&#x27;s so much involved behind the scenes of what we really, really do. There are times where we put hours, uh, on days and weeks onto a deal and with a single client. Just to give you a little bit of an example, uh, let&#x27;s say that two weeks ago I&#x27;ve had a listing presentation, which means we put a house on the market and we told everyone, Hey, the client is only gonna get people&#x27;s offers in a certain date and time.<\/p>\n          <p><strong>Sameer Amini:<\/strong> And on that date and time, let&#x27;s say everyone finishes work at six o&#x27;clock or five o&#x27;clock, they&#x27;re back from work. My seller are back from work as well by 6, 6 30. So we told everyone, Hey, we&#x27;re gonna get all your offers at six 30. We ended up getting about seven offers. And of all the seven offers that we got, there&#x27;s a process. We have to review them, we have to explain to the client, we have to tell the client the benefits of each offer, what are the disadvantages of each offer? Until we, we may go for another round, we may ask everyone, Hey, we need to improve on this, on this because this is what the seller&#x27;s requesting. Now we may wait for another round of improvements.<\/p>\n          <p><strong>Sameer Amini:<\/strong> It could be that I&#x27;m working till 1:00 AM until that deal is done. So it&#x27;s what happens sometimes. That&#x27;s how long it takes, uh, or that&#x27;s how much time you need to invest, uh, in order to get a deal done. So there&#x27;s a lot involved. And at the same time, you&#x27;re dealing with the seller&#x27;s emotions. Remember, it&#x27;s their first time selling. This is a home. They built memories and right. So for them to emotionally accept they finally are letting go of the home, you&#x27;re also acting a little bit of this, this anchor for them emotionally and to remind them of, look, why you need to sell, why you&#x27;re selling in the first place, because this can become extremely emotional of a transaction.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So you are really wearing multiple hats here when you&#x27;re doing with dealing with the deal. And again, all to the question of what does a real estate agent do? So the next question is, why a career as a real estate agent? Like what are the benefits? And I&#x27;m also gonna tell you maybe the opposite of the benefits here as well. Okay? My whole point to in this webinar is not to give you surface level information, is to really give you, uh, a deep understanding of the career itself of what we do,<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"career-flexibility-and-income-potential\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">10:50<\/span>\n              <h2>Career Flexibility and Income Potential<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> and is this the right thing for you or not? Okay? Now let&#x27;s talk about the career itself. First of all, we&#x27;re in GTA, okay? And we&#x27;re in Ontario and, uh, GTA or even at the province level, Ontario, it&#x27;s one of the best provinces in Canada. Uh, GTA alone, the population, the lumber population that we have, it&#x27;s a great city. It has so many positives as a city on its own when it comes to stability of homes and prices. Real estate in, in Toronto will always, always be a really good value commodity. Uh, and over time, over a long period of time, since if you look at past 20, 30 years, uh, you can see how strong the city of Toronto is in terms of its real estate value.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So you&#x27;re starting your career in a city like this. That&#x27;s number one. Number two, when you&#x27;re starting your career in real estate, you, it is as if you&#x27;re opening a business, it is exactly the same. You the only difference, you just don&#x27;t have an actual, uh, shop somewhere physically because you&#x27;re opening up a business. Now, there are benefits open, opening up your own business. The benefits are you control your hours, you control your schedule, you decide when tasks get done. There are times that it would be time sensitive tasks that the client demands it, that&#x27;s different, but majority of your tasks are built around your schedule. So it ha you have that flexibility. So if you have kids and there are kids that you need to schedule around, you can actually do so easily in, in a, in a real estate, uh, career.<\/p>\n          <p><strong>Sameer Amini:<\/strong> The positive of the real estate career are you have unlimited potential of how much money you can earn. There&#x27;s no limit to how much you can earn. I know individuals that make over two, $3 million a year, and I know individuals that make just over $50,000 a year. This business rewards effort. So whoever puts the most effort gets paid the most from this business. This is the, the hard truth and fact about the business. If you&#x27;re not putting the effort, you&#x27;re not getting the reward. But what&#x27;s really nice about the business is you can put a very minimal amount of effort and the reward that does come out of it, the reward is big. Let me give you an example. Let&#x27;s say that you&#x27;re dealing with a property, you&#x27;re selling your first home, and the property is worth an average of let&#x27;s say $1 million.<\/p>\n          <p><strong>Sameer Amini:<\/strong> The way the commissions work in this business is because you are selling, the seller usually pays the commissions. So you may charge the seller a total of 5% where you&#x27;re taking two and a half and you&#x27;re giving two and a half to another agent that brings a buyer. So imagine now two and a half percent of a million dollars, that&#x27;s what $25,000. $25,000 is potentially what you could make from that one deal. Okay? Now, the $25,000, because it&#x27;s coming from one deal, a lot of individuals ask me, Sameer, well, what if I get into this business? But what if I fail? Well, this is another great thing about the, the real estate career. If you fail, and let&#x27;s define failure, if you do at least one deal or just one deal in the entire year, that&#x27;s you earning $25,000.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So failure means that you&#x27;ve done only one deal. Well, that&#x27;s not bad then, because that $25,000 has now paid all the costs for the courses that you&#x27;re gonna go through, any other fees that you&#x27;re gonna go through once you become a real estate agent, and you may still have, uh, extra money left over. So even failure doesn&#x27;t seem too bad when it comes to the real estate business. That&#x27;s another positive. Another positive real estate business is you can write off a, a lot of your, actually majority of your expenses that you have for the business, the car you drive, how much of it you drive for real estate versus personal. That&#x27;s a write off. If you&#x27;re working from home. Part of your home is now a write off when it comes to if you&#x27;re paying rent or, or mortgage, any level of payment, that size of area of your home is now something that you could write off.<\/p>\n          <p><strong>Sameer Amini:<\/strong> A lot of things that you get to spend when it comes towards your real estate business, you can now write them off and claim when it comes to commission, you are getting paid your 25,000 and you&#x27;re also getting paid HST 13% on top of that,<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"commission-splits-taxes-and-business-expenses\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">15:00<\/span>\n              <h2>Commission Splits, Taxes and Business Expenses<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> which you&#x27;re gonna be responsible to pay towards the government. But through a good accountant, you are able to claim a lot of the expenses from that office file. So back to again, the main, the main advantage of the real estate career is flexibility of your scheduling. The number of, uh, the amount of deals that you can do, how much you can make. There&#x27;s no, there&#x27;s no limit to it. Okay? Um, I have a question in the chat as well that, that question is how much do you have to pay the brokerage, uh, when you do a deal? Well, if you do a deal for that 1 million, and let&#x27;s say you earn the 25,000, it depends on which brokerage you&#x27;re with.<\/p>\n          <p><strong>Sameer Amini:<\/strong> If you&#x27;re with a brokerage that, um, let&#x27;s say a typical one would take, let&#x27;s say 15%. So you&#x27;re giving 15% of the 25,000 to the brokerage, you&#x27;re still going to be left with over five, with over $20,000 in your pocket anyways. So the split is there, but it&#x27;s not that substantial. Okay? So that&#x27;s an example. Let&#x27;s say 15%. So back to the, again, you have flexibility of time, how much you can earn there, there&#x27;s no limit to it. Uh, you decide when things get done, you can completely schedule this business around your responsibilities. This career is also the positives for me. I&#x27;m gonna speak from a personal level now. This is the best career I have ever I could have ever chosen for myself.<\/p>\n          <p><strong>Sameer Amini:<\/strong> It is extremely rewarding. The scenario back to that divorced couple that you end up helping out. Actually the ending, when you do end up helping sell their house, they are extremely grateful. The smile and the happiness that you see because you helped them through this stressful transaction, which was selling their home, or, let&#x27;s see, help somebody buy their first home. The end again, when they enter that home and they&#x27;re now putting their furniture and their state, their, their, they&#x27;re furnishing it, and now they do their, I don&#x27;t know, housewarming party and you&#x27;re invited to it. It has so much of that positivity where you get to build these beautiful relationships with everyone that you get to help. Now another exciting thing about the business is any, every client that you deal with and every property that you deal with, it has its own challenges.<\/p>\n          <p><strong>Sameer Amini:<\/strong> It has its own excitement. So every morning you wake up, there&#x27;s always something new to face, uh, and you always are learning from it, by the way, because you&#x27;re gonna be part of a brokerage and you&#x27;re gonna be part of, uh, a group and you&#x27;re gonna have a manager that you can reach out to for help while you&#x27;re in the business. So there&#x27;s going to be a lot of scenarios where it&#x27;s gonna make you question, uh, a lot of things. So you have the support to go to and say, Hey, I&#x27;ve never dealt with this. Let&#x27;s, you&#x27;re gonna start to learn so much more so that this business is gonna teach you and you&#x27;re always gonna be a lifelong learner, and it&#x27;s gonna challenge you, and you&#x27;re always going to be dealing with something very unique.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So if, if that&#x27;s, if that&#x27;s something again, that&#x27;s, that, that, that&#x27;s sounds exciting, this is definitely, uh, an advantage of the career. If you are someone that really can&#x27;t take the nine to five,<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"challenges-delayed-income-and-personal-fit\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">18:00<\/span>\n              <h2>Challenges, Delayed Income and Personal Fit<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> the same routine, same thing again and again and again, will this business definitely is going to be interesting and it&#x27;s going to have changes in it every single day. So that&#x27;s the other positives. Now let&#x27;s talk about some, some of the aspects of the, of the business that you may need to consider. Number one, when you&#x27;re, when you start this business, please understand that you are, your first paycheck might be in a few months when you first begin. If you sell a property or buy a property, remember that there&#x27;s going to be a few months for closing until everyone ev votes. They&#x27;re moving until the lawyers do their job, until the funds get exchanged, until the keys gets exchanged as a few months of await.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So if you join the business, let&#x27;s say today, until you do some training, and until you get your first deal done with a client, and then the paycheck is gonna come after a few months. So you have to be prepared financially and be able to support yourself, at least for the first six, seven months. This is when you begin. Another thing to consider this business can become, can get you into late hours. So as I mentioned, I worked till 1:00 AM to get that deal done, but that was just that one day of that week. The next week may I, I may have had two of those nights and the week after, I may have none. So that&#x27;s, that&#x27;s another thing you need to consider is it can be surprising.<\/p>\n          <p><strong>Sameer Amini:<\/strong> All of a sudden you can get a call randomly because someone referred your name to them and they really need to move, and they&#x27;re living a rental property that has just flooded, and they need you to help them move as soon as possible so that unpredictability part of it is there. So you sh you have to be comfortable to be able to manage. Okay? Um, the business itself, as long as you&#x27;re, you&#x27;re aware of the financial side of it, that it&#x27;s sometimes can be a slow paycheck. It&#x27;s not a month to month paycheck from a job, but every paycheck that you do end up getting it is, it is substantial amount. Now, I&#x27;m gonna share with you, this business is perfect.<\/p>\n          <p><strong>Sameer Amini:<\/strong> For those of you that are comfortable with unfamiliar faces, you can easily start a conversation. You can easily, um, have someone trust you. Uh, give, give off the, the idea that you, you&#x27;re an honest person with integrity. If you&#x27;re someone sociable and this is easy for you, then absolutely you&#x27;re gonna have an easy time in this business. This business is all about people. This is, I always tell individuals, this is not a sales business. You&#x27;re not, you don&#x27;t have to be really good at sales for you to win. I actually say it&#x27;s the opposite In this business, if you&#x27;re absolutely genuine, you are yourself and you&#x27;re being honest, even when you don&#x27;t know the answer, you&#x27;re honest about it. That is actually the secret to success in this business is being yourself and not salesy, not a salesperson.<\/p>\n          <p><strong>Sameer Amini:<\/strong> People don&#x27;t want that and people can smell that when it comes to buying and selling their biggest asset of their life. Okay, perfect. Again, I&#x27;m gonna keep going. Uh, let&#x27;s talk about the education path and what are the exams, okay? You&#x27;re gonna be going through with career college. If you decide to continue, let me quickly give you a little bit of overview of how the courses work. So when it comes to the courses, you are going to go through what we call the pre-registration phase and the pre-registration phase. You&#x27;re going to have courses that you&#x27;re gonna go through. Okay, let me, there we go. This is the slides for me to bring up. Perfect. You&#x27;re gonna be going through course 1, 2, 3. Then after that you&#x27;re going to be entering into what we call a simulation session, which is a fully interactive session with the group of learners where you&#x27;re going to be doing role plays, simulating real life scenarios, and seeing how you apply everything you have read from the three courses.<\/p>\n          <p><strong>Sameer Amini:<\/strong> After that&#x27;s complete, we&#x27;re gonna do course four. After course four, we&#x27;re gonna have another simulation session, simulation session number two, and then you&#x27;re gonna have your final course, which is course five, which does not have an exam component. So in total you have about seven exams that you must go through. You have about two years since you register to go through the programs. Now what&#x27;s really, really nice about the education path is you can go course by course, and it has to be course by course, meaning you have to complete course one, make sure you pass the exam and only then you get access to course number two. What&#x27;s also nice about this is that you have two years to finish.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So it&#x27;s not a typical college semester program. This is completely, um, up to your schedule. Okay? You can do a course and whenever you get to the exam and whenever you finish the content, you pass the exam, you only then go to the next one. So to summarize, you have about seven exams to go through, and typically it takes someone anywhere from five months to 12 months. That&#x27;s how long it could take an average person to finish. And we&#x27;ve seen people finish in four months. We&#x27;ve seen people finish in close to even two year mark. It really all depends on your person&#x27;s circumstances. Now that&#x27;s the education path. Now let&#x27;s talk a little bit about how the program works here at the Career College Group.<\/p>\n          <p><strong>Sameer Amini:<\/strong> At Career College Group, we&#x27;ve done something very unique, very, very interesting. If every week you&#x27;re reading two modules per week, well, every week we&#x27;re gonna meet and talk about those two modules, review them together, and it&#x27;s gonna be a group session. So you&#x27;re gonna meet other learners that are in the same timeline as you&#x27;re doing the same course. And someone like me with my experience would be in those sessions and guiding you through everything, asking questions, sharing our real life knowledge to what you&#x27;re reading.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So it&#x27;s going to be this weekly group meeting and group review sessions regarding those modules that you are reading on your own. Extremely helpful. And what&#x27;s nice about this is once you choose the cohort option, that cohort option is gonna give you a timeline. So we preset a timeline for you, which ends anywhere, I believe it ends about, it takes about 10 months to finish. Okay? So from the time you start to up to 10 months, we have given you a timeline of which courses you&#x27;re gonna finish, what by when you should be doing your exams and every course that you&#x27;re going through, someone like me will be with you throughout the entire journey on a weekly basis. And there&#x27;s no extra cost for this level of support.<\/p>\n          <p><strong>Sameer Amini:<\/strong> That is the best thing about Career College Group is you getting this cohort, uh, support sessions without paying a dollar extra. So I would work save up, and when I had enough for course two, I would then go and actually apply for course two. That was my personal experience. Now, you can be on a payment plan. When a payment plan works like this, the total cost of 4,000 7 85 is divided into 10 payments. Again, it takes you, it&#x27;s gonna take you 10 months to finish the entire program. So we have divided it into that. This is the cost you&#x27;re paying per month for 78 50 cents. There&#x27;s no extra fee on this. There&#x27;s no hidden fee on top of it. There is no interest, nothing.<\/p>\n          <p><strong>Sameer Amini:<\/strong> We are simply making it easy that the actual cost of the program is just divided into 10 months without any extra cash. So here&#x27;s a, uh, diagram or that you can actually screenshot if you choose the cohort model. And the monthly payment plan only applies to the cohort model. I do wanna speak to that and it&#x27;s in a very important question. So I&#x27;m gonna hold onto that, Nancy, and I&#x27;m gonna come back to it. Let&#x27;s keep going to the next one. The next question is from there we go. The question is, would you say this is a good second career for someone who recently retired? I believe yes, absolutely. If you&#x27;re someone that is recently retired, the real estate is just one of those careers again that allows you to deal with people, okay? Right now in real estate, the senior sector seniors and the help that they need, we don&#x27;t have enough realtors actually right now to support and help them.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So this business can, you can focus on any niche area. You can deal with seniors only. You can deal with first time buyers only. You could choose that you&#x27;re gonna have a 20 year career and it be focused on just helping people lease, uh, commercial spaces. Absolutely. The answer is yes. The next question is how long does the training take to become a real estate agent? So as I said, you have to go through the courses. Once you go through the courses, uh, you&#x27;re gonna be be given the, uh, option then to join a brokerage, which I&#x27;ll explain after. And then there&#x27;s gonna be training after four, um, from your brokerage after you&#x27;ve become a real estate agent. And that&#x27;s gonna take about anywhere from one month to two months.<\/p>\n          <p><strong>Sameer Amini:<\/strong> I have another question. Uh, are the questions open book for the exam? They are all multiple choice, but they&#x27;re not open book. Okay, perfect. Sophia&#x27;s asking for the group sessions, it takes 39.5 weeks, so we cannot finish it before, right? Sophia, if you join the group session at any point, you can decide to choose to be self-paced. So you can switch out of the group sessions and become self-paced and go on your own timeline. You just lose access, uh, to be part of the group sessions. That&#x27;s all. Okay? Now, uh, next question was how or home do you tell that you want to do this? Okay, so, uh, Maria, at the moment you register on, which I&#x27;m gonna explain that soon, the moment you register on career college, our team is gonna reach out to you and they&#x27;re gonna help you through the registration process and you can tell them at that step.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Okay? Now, Sophia is asking, is the payment plan applicable to self-paced as well? Um, we unfortunately this, the payment plan is only for the cohort model, and you will have to be in the program for 10 months. That, that is unfortunately, uh, the rule. Can the cohort model be completed before 10 months? Unfortunately, the cohort model, uh, is on a certain pace in a certain timeline. It&#x27;s built for those that really wanna go through those contents deeply and pass the exam with flying colors without really worrying and without having to pay a tutor, without having to go through all that necessa unnecessary options. Okay? So it cannot be, unfortunately, that timeline is set, but you can switch to self-paced at any point.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Okay. So what is the benefit of career college compared to the other colleges? I love that question. Again, two main things is the cohort group option is absolutely part of your course cost. You&#x27;re not paying extra for that. And we have some of the most experienced individuals part of our team. Okay? Uh, and we have the payment plan. So I don&#x27;t believe the other colleges currently have that option available. Okay, perfect. So, uh, the passing grade, I believe it has to be above 75 or 80. I&#x27;m gonna confirm that. Okay? But the passing grade is, is a lot higher there. So back to the slide of how does the program work at CCG. So I explained you have the cohort option and the self-based option, and the cohort option has that monthly payment plan, which is incredibly unique.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Let&#x27;s move on now, let&#x27;s talk about what to expect once you&#x27;re a real estate agent. Okay? This gets, this is where it gets interesting.<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"reco-registration-and-choosing-a-brokerage\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">33:00<\/span>\n              <h2>RECO Registration and Choosing a Brokerage<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> Let&#x27;s say you go through the whole program, you chose this cohort option, you paid the payment monthly and you are now done. You now finished all your courses. What you do at that point is you interview brokerages. Once you&#x27;ve interviewed brokerages and you fix the right one, the brokerage is actually going to be the one helping you go through the actual registration. With RECO, the registration takes two weeks. Once you&#x27;re registered, you are officially a real estate agent and you&#x27;re gonna be part of that brokerage. The brokerage you pick is the brokerage&#x27;s gonna help you with training because you&#x27;re gonna need a lot of training when you start. What is the difference between the courses and the training? Well, think of the courses as it teaches you a lot of concepts that are real that we use every day.<\/p>\n          <p><strong>Sameer Amini:<\/strong> But the training and your brokerage will show you the practical side of it. Where do you actually click? Where do you actually log in and how do you actually produce? Let&#x27;s say you read about comparative market analysis. You&#x27;ve read about it, you know what it is, you know what the reason exists, but the brokerage will now show you how to create one. Where exactly do you have to go and click? So that training is what you need in the first two months of your business. And in those first two months of business, you&#x27;re also going to get support from your brokerage on how to find your own clients. Depending on the brokerage you join, that brokerage can give you leads.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Those leads can lead nowhere. Actually, the online leads, the conversion rate is less than 4%. So that&#x27;s extremely, like, hard to work with as well. But ultimately there&#x27;s a lot of tips on how to get your own clients and how to actually be successful. We did a webinar actually about this recently. Uh, we&#x27;re gonna do another one hopefully in the next coming years. Let me now go to, so once, once you&#x27;ve finished the training and you&#x27;ve, you&#x27;re going to do hopefully your first few deals, you need to be aware that RICO then requires you to complete what we call the post registration courses or post registration education. Let&#x27;s go to that for a second. Very quickly, with RECO, in your first two years, remember that your registration with RECO expires every two years, but only in your first two years.<\/p>\n          <p><strong>Sameer Amini:<\/strong> You have to complete some additional courses and you can find more information on that on our website under post registration phase where you complete two mandatory course, a few two electives, okay? And then you get to apply for renewal. So you have to be aware of that. Now I&#x27;m gonna go to Natalia&#x27;s question, Natalia&#x27;s question was, gimme one while, perfect. So the question was, this market is too Competitive. How do you actually get flying? And is it only through networking or other ways to get them? So let&#x27;s talk about this for a second. You see, in this business, a lot of you, uh, a lot of us, even when I started, I felt, okay, there&#x27;s already too many realtors in here in this business.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Actually, I&#x27;ll give you the number currently and all of GTA, uh, there are over 80,000 registered, uh,<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"competition-brokerage-expectations-and-early-success\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">36:00<\/span>\n              <h2>Competition, Brokerage Expectations and Early Success<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> real estate agents and brokers combined 80,000 or more. Now here&#x27;s something I&#x27;m gonna share that, that&#x27;s actually going to make you less scared. Of the 80,000, more than 60% of them, more than 60% of them have done zero to one deal in the entire year. So if you&#x27;re really feeling, or if you really wanna compare yourself to or ask the question, is there real competition out there? The competition is, I would say the 10,000 to the 20,000. That&#x27;s real competition in all of GTA. Now, contrast that number to the number of homes that exist in GTA and the population in GTA. So don&#x27;t worry, you have so much room, there&#x27;s so much opportunity that&#x27;s just waiting to be picked. I would not be afraid of there&#x27;s too many agents or it&#x27;s too competitive.<\/p>\n          <p><strong>Sameer Amini:<\/strong> It&#x27;s actually not because I&#x27;m, I&#x27;m speaking from someone that&#x27;s, that, that&#x27;s coming from this business. Okay? Uh, let me go back down, see if you there are any more questions. So another question was in a cohort program, do I need to follow a specific schedule? It will be online or present. So it will be all online, it will all be done on Zoom, and you do have to follow schedule, which we will give you. And each course we give you ample amount of time to be able to read the module, talk to uh, talk through it with us as a group in the sessions. And then we&#x27;ll give you about a week or two weeks for the exams. And if you unfortunately fail the exam, you can always retry.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So we ha you&#x27;ll have enough time to even retry the exam and come back. Okay, perfect. Sophia&#x27;s asking, how much do brokerages cost per month? Again, Sophia, it all depends. A brokerage can, ca can say, you know what, pay us $200 a month and every time you do a deal, pay 15% of your deal. A typical brokerage, again, depending on who you&#x27;re joining, they could have really different numbers. Like there are brokerages that will charge you $500 a month. There are brokerages that will charge you $0 a month. What you need to focus on as a new realtor is which brokerage gives the best training. Whichever one you&#x27;re convinced gives the best training, that brokerage is worth the money. Perfect. Next question is, can I work with the real estate license anywhere in Ontario?<\/p>\n          <p><strong>Sameer Amini:<\/strong> Yes, the question is yes, anywhere in Ontario. Okay, but not outside of Ontario, but anywhere in Ontario. Yes. The next question is, do you help individuals that do schooling with getting their foot indoor at the brokerages? If you can elaborate more on that, please resend that question. And if you can elaborate. So do you mean that, do the, that do the schooling with getting their foot indoor at the Yeah, so absolutely. If you mean, if you mean that if you&#x27;re going through the program, do we help you, uh, with brokerage selection, with, you know how to filter brokerages? Yes, absolutely. When we&#x27;re in our review sessions and you&#x27;re like, in your last course, I will absolutely give you all the tips and tricks on how to pick a brokerage and what you should look out for, because I wish I was given that advice when I started.<\/p>\n          <p><strong>Sameer Amini:<\/strong> The next question was, does the brokerage also have to approve you? So brokerages, all brokerages want and they need real estate agents. That is the, their business model. So when you talk to brokerages, know that they need you even though you need them, but they need you more. Okay? It&#x27;s part of their business, their income if you join them. So no, they don&#x27;t really have to approve you, but more so they wanna just make sure that you are okay with the contract and everything<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"learner-support-and-program-questions\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">39:40<\/span>\n              <h2>Learner Support and Program Questions<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> they&#x27;re gonna put in front of you. Your actually, the question is more do you approve them? That should be actually the question. Okay. So if he&#x27;s asking you, brokerage give you clients, unfortunately, majority don&#x27;t. Um, the ones that do, they give you online leads that you have to convert into clients. Next question. What one do you think personally think gives the best training? I can&#x27;t name the brands or the offices. I&#x27;m also part of one, so I don&#x27;t wanna be biased or I&#x27;m biased against anything. So I&#x27;m gonna hold my tongue on that. Thank sorry, Sophia. And can you get licensed in both hand? Yes, you can be licensed in multiple provinces. You just have to speak to that province&#x27;s regulator and see what the process is.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Uh, Maria&#x27;s asking when is the best time to start doing the interviews with the brokerages? I would say do them when you&#x27;re in course four. So when you&#x27;re in course four, start interviewing brokerages. The next question someone has is, uh, do you provide any list of brokers that usually work with new realtors? I would say do the, do the opposite. Say look at Google Map and look, uh, and search brokerages. See what off real estate offices. Show up around you and, and under 20, 30 kilometers of a range. And speak to all of them and ask that question over the phone. Hey, do you, does your brokerage interview with new realtors? If they say yes, book an interview. So you&#x27;re saying Select RECO and big purchase, uh, that give you online leads.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Do you have to pay for them? So no, you don&#x27;t have to pay for them, but we need you a deal with them and it turns into a transaction. They will take half of the money from that deal as a payment. So that&#x27;s something you have to keep in mind. The question is, is there a fixed fee to pay to the broker monthly? Yes. Depending on which brokerages. Another question, do you have any bootcamp for exams? Um, well bootcamp for exam. I would say that when you&#x27;re in those cohort models option and you&#x27;re part of those review sessions that we do, we share a lot of tips and we go through a lot of questions. So we do help prepare you for the exam as much as we can.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Okay, awesome. I&#x27;m gonna keep going through the next slide. These are great questions. Uh, so folks, if you are hearing everything today and you are thinking, you know what, this is something that I really want to get into. This is something that&#x27;s right for me. Um, career college, again, I know this is gonna be biased &#x27;cause I I&#x27;m, I&#x27;m the one doing the webinar. They&#x27;re truly unique. They truly are unique. Um, and the fact that they have now the monthly plan and the cohort option, this is a huge, huge win and you don&#x27;t have to pay extra for the cohort in the review session and that support session, I&#x27;ll tell you almost everyone in real estate that started, uh, in the past 20 years or more, they have always been alone in learning and educating themselves.<\/p>\n          <p><strong>Sameer Amini:<\/strong> Here, you&#x27;re not alone. A brokerage contract is extremely simple. You&#x27;re, they&#x27;re bringing you on as a contractor pretty much to work on behalf of the brokerage and the contracts.<\/p>\n          <p><strong>Sameer Amini:<\/strong> The only thing that&#x27;s usually a red flag and that you need to always pay attention to is<\/p>\n        <\/section>\n\n        <section class=\"transcript-section\" id=\"finding-clients-prospecting-and-networking\">\n          <div class=\"section-heading\">\n            <div>\n              <span class=\"timestamp\">43:00<\/span>\n              <h2>Finding Clients, Prospecting and Networking<\/h2>\n            <\/div>\n            <a href=\"#top\" class=\"back-link\">Back to top<\/a>\n          <\/div>\n          <p><strong>Sameer Amini:<\/strong> what happens if you leave them? Are you on the hook for any fees? Are you on hook for any penalties? Anything like that? And are you locked in for a certain amount of time? That&#x27;s the only thing to watch out for. Other than that, they&#x27;re very typical. Uh, they share with you the monthly fee, the splits and everything, they&#x27;re gonna charge you. So yeah, it really depends on the brokerage you join. Okay, perfect. Um, Nancy also asked, by the way, how do you get clients and is there, is it only through networking? I&#x27;m gonna share, I know this is the ending of webinar. How do you get clients in my, in my opinion, this is how I got my clients.<\/p>\n          <p><strong>Sameer Amini:<\/strong> When you first start real estate, you have to focus on who are the people you know now, who are the people you interact with, people you work with, people that are your friends, people that are family. You&#x27;re gonna start introducing yourself as a real estate broker or agent to them. In the beginning, my first deal was actually from a coworker. I used to work in the restaurant business. So my coworkers would know how hard I work and what my work ethic is. Like when they find out I&#x27;m a real estate agent, my coworker said, Hey, come talk to my parents. They wanna sell their property. That&#x27;s how I got my first deal. And that first deal that I did, we would do open houses.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So in the open house, I found two buyers that did not have a real estate agent representing them, and I started helping them. So this is the thing, once the ball starts to roll, you start to find more and more people, you start to see more people that are walking to open houses. Um, other people will refer you to others. But mainly my main way of making money in the business was door knocking. I would pick an area that I would live in and I knew the area very well. I would door knock the area, I would sponsor events in that area. I would be part of the community events. I really was a social bubble person in, in the community and everybody started to know me and for what I do.<\/p>\n          <p><strong>Sameer Amini:<\/strong> So that&#x27;s how I be rooted myself. And uh, that&#x27;s how my main clients came through. That is currently the best way in real estate for you to get clients is to root yourself in a community of people. That&#x27;s the number there. Now, a lot of people also pay thousands of dollars on Google ads to get, uh, leads there, to get potential clients. Yes, I&#x27;m not saying you don&#x27;t make money through that, you do, but it&#x27;s exhaustive. It&#x27;s tiring. You can burn out because these leads that you&#x27;re falling up with constantly, they&#x27;re just not going anywhere. When you&#x27;re meeting someone at the door in person, they see you, they, they see your energy, they feel your energy, they can see if they want to even deal with you.<\/p>\n          <p><strong>Sameer Amini:<\/strong> It becomes very clear from the first meeting, right? So it&#x27;s a lot easier that way. Uh, networking. I would recommend that if you&#x27;re networking events, don&#x27;t ever go to networking events that are all just realtors. Try to avoid those. But go to networking events that are there for business owners. And so if you&#x27;re meeting surgeons, doctors, all these other professions that they have some sort of a networking event, go, go join those, those ones are, are great for you to introduce yourself as a real estate individual while they have different businesses themselves. Okay. Awesome. It looks like I&#x27;ve given a lot of secrets in this webinar, even though this webinars supposed to be just about starting your career, but I&#x27;m happy to do it.<\/p>\n          <p><strong>Sameer Amini:<\/strong> I really appreciate y&#x27;all joining.
