Thank you so much for taking your time this evening and joining us for this amazing webinar. This webinar is about is real estate the right career path. Now, uh, we are going to talk about the role itself. Today's session is meant to give you a clear, realistic overview of the real estate profession from beginning to end. We're gonna talk about the pro entire progression that you have to go through with courses and how Career College Group supports all students through that journey. By the end of this webinar, you should be able to answer one simple question for yourself. Is real estate the career path that you want to pursue? And if so, what's next? My name is Sameer Amini.

Sameer Amini: A little bit about me. I'm currently an active real estate broker. I've been in the business now for 12 years. I've been in sales, but majority of my career has been behind the scenes. Now I've been broker of record. You're gonna learn about what that means very soon once you start that journey. I have managed and ran real estate companies. I have been in the teaching side of real estate for more than five, six years now. I have helped many, many new learners that have joined this industry. The, the career I have seen where they end up, I have seen the effort and the work that they have put in and what that gets you back in this business.

Sameer Amini: Currently, I am a director of operations at a luxury brokerage called the Agency. So if you wanna look that up after the webinar, feel free to do so. There's also a nice TV show, by the way. You can go on Amazon and watch, and it's called Toronto Luxe Listings. So I'm involved with that side of stuff and I am pretty much on the management side. So anything has to do with training, recruiting, that is what I'm personally involved with. Now, I can't wait to start the webinar now and kind of take you through the next slide point. So let's talk about, um,

              02:00

What It Means to Become a Real Estate Professional

Sameer Amini: what is a real estate agent? It's a extremely important, uh, question to, to really go, go over, especially as you're planning to check for yourself if this is the right path for you. Now, a real estate agent is often described as someone who buys and sells properties, but that's only part of the picture. Uh, now in reality, agents act as advisors during some of the most important financial and personal decisions people make. You see clients, they rely on that real estate agent to explain options, manage their risk, interpret the market, guide them through the complex process that most people don't deal with often. Let me give you a very simple example. Let's say you've never sold a car before and you have to sell your car.

Sameer Amini: You have the need to sell. Doing it yourself can become quickly very stressful. 'cause now you have to figure out, okay, well where am I gonna list this? Where's the, how's this process gonna work? Okay, if I find a buyer, how exactly do I go about it? So even just selling your car can become so stressful. You see, in, in the real world, we have families with real needs. Somebody passes away in the family, the property must sell. People unfortunately go through a divorce, the property must sell. So, and, and there are many more examples I can give where a property has to sell. So people have real needs and because usually they own what they're doing or they've never done it, selling their homes, especially compared to selling a car, is going to be a lot more scary, a lot more daunting.

Sameer Amini: So again, back to the question, what does a real estate agent do? One of the biggest things you really do is you're guiding that family go through a really tough time, number one, and go through that entire process. So what to, to them seems like a huge stress. You make that mountain of a stress seem something very small. How through your clear communication, through your professional judgment, through your trustworthiness, and the ability to just stay calm and be able to tell them, look, you can, you can depend on me. I, I've, you can trust me. I'll, um, we're gonna go through this journey together. I'm gonna hold your hand and give them that assurance, because to them, they're dealing with something that could be someone's entire life saving.

Sameer Amini: So at its core, real estate is a service profession. So people work with real estate agents because they want guidance, clarity, and confidence, not just access to some listings. They're not just, okay, open this house for me, open the door for me to this house. No, what you are ultimately is you are an advisor. The process of selling a property or even buying their first home is extremely stressful. So you are potentially making a mountain of stress seem extremely small, something completely manageable. Okay, what does a real estate agent do? Let's dive a little bit deeper. So if you're in this career, this is what you're gonna be doing. So if day-to-day work of an agent is varied, though, that's one of the reasons people are drawn to the career.

Sameer Amini: So for example, depending on your situation, you can be an analyst, which means you're reviewing the market data and your pricing strategy. You're checking, for example, in the town of Toronto in a spec east side of Toronto, what is going on in terms of detached properties, in terms of condos, what just sold last week?

              05:30

Ontario’s Pre-Registration Education Requirements

Sameer Amini: What didn't sell last week? What expired off the market? Okay, you're wearing another hat, the hat of a negotiator. You are going to be representing client interests and offers and counter offers. In a tough market, especially depending on if, let's say there are too many houses and the house is not really selling well, the buyers are gonna have more power when it comes to negotiation and getting a good deal. So now imagine You're on the seller side and you really have to negotiate, but also not lose that buyer. So there's a really fine balance that you're gonna have to learn. Another hat you're wearing is you are a coordinator. You are literally managing timelines, paperwork and professionals.

Sameer Amini: There's going to be home inspectors involved, appraisals involved, mortgage brokers involved. How do you time manage with with them? How do you schedule them into the transaction? Where do they fit in really? Do they, do they even need to be fit in? So another hat you're wearing is you are a problem solver. You're gonna be wearing this hat pretty much, I would say all the time. Okay? You're handling inspections, financing issues, delays. Uh, believe it or not, you could have a buyer and seller, um, negotiate back and forth on a property and they cannot sign on the deal because of one thing. What Well, uh, the chandelier in the living room is so beautiful that the seller wants to take it as sentimental value to them, but the buyer absolutely wants that chandelier.

Sameer Amini: It's one of the things that draw drew them to this house. So now you have a buyer and a seller that are not completing a deal just because of one chandelier. So you're again, wearing this problem solver hat, how do you manage that situation? How do you make your client or all clients see the numerical value of that chandelier and make some sort of a deal happen? So it can get extremely interesting, which is why I always say in real estate, every deal that you do, every transaction, every family, or every property you deal with, they're never gonna be the same. They're always different. It's always going to keep you interested. Um, it's never the same work.

Sameer Amini: This is the one of the beauties of this business. Now, so much of the value that agents provide happens really all behind the scenes. So clients often see the outcome, but they don't really see what is going on and how much you're really doing. They don't see the planning, they don't see the risk management, they don't see the decision making that really leads to it. So strong agents focus on preparation and process, not just results. Okay? By the way, as I'm continuing through this, feel free to drop your questions in the chat box, and as you're dropping those questions, I'm going to be looking at them and also speaking towards them. Okay, so next, why a career as a real estate agent?

Sameer Amini: This is, I believe one, one of the, the most important slide of tonight. You see, again, people are drawn to real estate agents for many reasons, but the ones who stay and build a long career. If you are in this business, and if you think that, let's say I'm going into this business because I just wanna sell one or two properties. I just wanna help my family. I just wanna do this part-time. It's going to be tough. I'm gonna be honest with you. But if you have the mindset that I'm going to go in this business and it's going to be a full-time

              09:00

Courses, Exams and Simulation Sessions

Sameer Amini: business for me, and I'm going to manage it that way, you are going to stay in you, you're going to stay in this business even in bad, bad markets. Now, in this business, there's flexibility. There is income potential. The income potential in this business is unlimited. If you have the a really good job that pays you a hundred something thousand per year, think about it. That is the limit. That is how much you will make maximum. In real estate. There is no limit. I have seen real realtors make over a million dollars in commission. I have real, I've seen realtors make just about a hundred thousand dollars in commission. It all has to do with how much you put into this business, how much you're going to get back for it.

Sameer Amini: Okay? Now, the career, this specific career appeals to people who, again, want ownership over their lives. Real estate is one of the most, one of the few professions where your effort directly impacts what you're going to get out of it. Your growth is not limited by a title or seniority. You build something with your own name attached to it. Your face is attached to it, people know you. Okay? For many agents, real estate becomes a turning point, a shifting a shift completely from working nine to five, uh, for someone else to building your own business. That is at your own pace. You decide the hours, you decide your goals, you decide what has to get done this week, and you are working for yourself.

Sameer Amini: Now, there's a strong sense of purpose in this. You're not selling a product, uh, that people are going to forget. In about a week, you're helping someone make one of the most important decisions of their life, where they're going to live, raise their family, they're going to invest or retire. And again, that responsibility carries weight. And for the right person, it is incredibly fulfilling. Now, again, back to that example, or let me give you another example that I've personally dealt with. Um, imagine a couple that recently married and they live or in a rental property. And in the rental property, it is a stacked townhouse. Now, if you don't know what that means, don't worry.

Sameer Amini: You can always Google it after. But imagine a three story, uh, really tight space, and it has a lot of stairs, lot of stairs. Now, this couple, um, now they get, so the, the spouse gets pregnant and the stairs become almost impossible, uh, for her to go up and down with completely impossible. This, the, the, the house that they have then they live in currently, it becomes unlivable for her. Now they contact, for example, uh, our team. And when we get inside and we see their motivation on why they're selling, we understand the reason, and at the end of it, when we help and we actually get them to a property that works for them, that she can now, you know, raise that child in the smile that you see at the end of the day, day when they get the key to the property.

Sameer Amini: It's incredibly fulfilling. Now, with that said, this career again isn't passive. It doesn't reward waiting, it doesn't reward. Um, if you, if, if, if you're waiting around to say, I'm gonna get a call, uh, from a client somehow, or I'm just gonna sit in and somehow business is gonna come to me, it, that's, that's gonna be a tough part of this business. So this business rewards initiative, it rewards consistency and professionalism. The people that do really, really well are usually those

              12:30

Program Timing and Completion Expectations

Sameer Amini: who are comfortable with being accountable. You are familiar with, you're comfortable with unfamiliar faces. And for many real estate, really this career becomes more than a job. It becomes a platform. It's, uh, you are independent. You are, uh, you have a long-term opportunity. You can do a lot of other side stuff within the business. For example, in real estate, you have a lot more niches. If you get really good at buying selling homes, you can now focus on something very specific. And if it's very specific area where that's where you're known and everybody knows you, and that's specific area, or maybe you open up a team and now you have a team that has multiple members in it, and you have now a, uh, 10 member team that's servicing the entire Durham region, right?

Sameer Amini: So now you're managing not just a business of clients in real estate, but you're managing a team with 10 members. Uh, again, this business just keeps, keeps getting interesting, and then it has so many branches, and I'm, I'm gonna, I don't wanna get into it, it's gonna kill a lot of time. But, uh, again, let me get back to if you're someone who wants a career where effort matters, where your progress is very visible, where your work genuinely impacts families, couples, investors, then this career is going to be a very, very powerful choice. I've always said this to individuals. If you give in this business, let's say two times the effort, you're gonna get 10 times the reward.

Sameer Amini: Uh, one of the most beautiful thing about this business that it is a people's business. So if you're someone who is very comfortable and very, uh, you can quickly create a relationship with someone in the first conversation, you are, you're, you have really high social iq. Again, these are all the right qualities to have for this career path. Again, feel free to ask me more questions, uh, specifically about this part of the seven webinar and drop them in the chat. Let's continue. So let's talk about the education path and what are the exams to, to get started. Your the, this is how RICO has set it up. Now, RECO is the Real Estate Council of Ontario.

Sameer Amini: You're going to have to complete five courses in total and two simulation sessions. That means there are total six exams in the middle of all of this. The total cost for the five course in the two simulations is going to be about $4,000 approximate. Okay? Now you must be 18, uh, plus have a high school diploma. Or if you don't, that's okay. There is an assessment that you could complete, and if you pass the assessment, you can now get into the program. Career College is, is one of the approved education providers with RECO. Now, to become licensed in Ontario, here's the clean and simple roadmap. Step one, you have to complete all those courses. So again, five courses and two simulations once you complete them.

Sameer Amini: Now, how long does it take? Realistically, I get this question all the time. We have, uh, I'm gonna talk about how we do it is very uniquely, but it takes anywhere from, um, if you five months to nine months, anywhere from from five months to nine months, you can complete the program. It might take some a little longer. It might take some a little less, okay? Once you complete the program. Now step two is you're going to now pick a brokerage to join.

              16:00

Self-Paced and Cohort Learning Options

Sameer Amini: The brokerage is going to be your next step sys, uh, checkpoint. The brokerage that you join is where you're going to get access to a manager, other brokers and realtors that work at that same brokerage. That's where you're going to get a lot more training and your career begins with that brokerage. Step three is during the first two years of you being an active REALTOR® in the business, you are now required to complete what we call post registration requirements, a few other courses, uh, and electives that you have to complete. And once you complete those, at the end of the two years of your real estate career, you're going to have to renew your RICO registration.

Sameer Amini: And that is one of the requirements is that if you have not completed those post registration requirement courses, then your renewal will not get approved, and you cannot continue being an active real estate agent until your renewal is approved. Okay? So again, you complete pre-registration, you join a brokerage, and then you have co-registration requirements. Now to get started, you don't really need any previous real estate experience. If you don't even know what real estate means and you wanna get started, that's perfectly fine. There's, when you are in this career path, there are no corporate ladders for you to climb there. This is complete pure, uh, entrepreneurship. That's, so again, any questions regarding the courses, please drop them in the chat.

Sameer Amini: Okay, let's continue. So how does the program work at CCG at, at Career College Group? You're not just enrolling in a real estate coach. You're, you're joining a guided pathway into the profession. Now, what makes CCG stand out, uh, is the instructor led cohort option that starts right from course one. And it is included in your tuition cost, in your course cost. And it is not an add-on or extra. This, you don't pay extra for this, uh, group support that you're going to get from someone like me that's going to be there with you. Now, uh, imagine again, a live weekly class with real instructors who are active in this business. And I'm, by the way, one of them in the program, uh, a group that is going to support you move through the program together.

Sameer Amini: You're gonna see who else is involved, you, these groups as you read these chapters in these sessions, we're going to talk about those chapters and modules. We're gonna discuss them, and if you have any questions, we're gonna talk about them. We're going to give you real life scenarios and examples on how that ties in with the content that you're reading. Also, because you're part of a group, so you're going to be accountable, there's going to be structure that all of us are going to start and finish at a specific time. And everything is online, by the way. So you have the flexibility to balance your work and family while progressing towards your registration. You see a Career College Group, we give you the education and a community.

Sameer Amini: You're going to, um, stay in touch. You're going to, uh, see who else again is on these groups. You're going to create relationships and, uh, you never have seen learners, uh, that graduate together and they go to the same brokerages together and LRE really start their careers together. Okay? Um, so that's, that's what's unique. The main unique point about CCG and how we deliver. So what to expect once, uh, you are in this business.

              19:30

Costs, Payment Structure and Learner Support

Sameer Amini: Okay? So here's the truth about your first year when you start, here's what happens the moment you join the brokerage, and that is tick, technically your starting point, you, your career has begun. Now that means you have opened up a business. You are now a business owner. Uh, you now manage a brand. You are wearing all those hats that I mentioned. Okay? So your first year is all about building trust before you think about really making a lot of money. Remember that if you buy and sell a property, usually takes about two to three months to get your paycheck. Okay? So here are some of the traits of a successful agent. A successful agent that starts in their first year.

Sameer Amini: They tap into their network, family, friends, coworkers, whoever they know and introduces themselves and announces what business that they have now opened up. Then they follow up. Even when they're nervous, they follow up. They treat every connection like a future client. They learn every single day because in your first three months of your career, you're going to be going through training with the brokerage. They, you invest your time in that training, you actually go through any assignments given to you. A successful first year agent shows up early, stays late, and serves with quality. You stay driven even when results are delayed. Now, here are some of the traits that you wanna stay away from, okay?

Sameer Amini: So anyone who believes that they're going to wait for business instead of actually going and creating it. Anyone who fears rejection more than they want success. Anyone who expects fast money without fast action, anyone who avoids hard conversations. Anyone who cares more about appearing successful than actually putting the effort to becoming successful. Okay? Now, success in this field isn't about being flashy, even though a lot of people believe real estate agents wear nice clothes, drives a nice car, and just opens doors, and that's all we do. No, there's so much involved behind the scenes that, again, a lot of individuals don't get to see a successful real estate agent again in their first year. It's all about consistency day after day.

Sameer Amini: Great realtors, again aren't born. We say this all the time, great realtors aren't born, they're built through action. Let's continue to our final slide. So, uh, if you're here, uh, in this webinar, that means that you are considering, you are thinking of getting, uh, this into this career. Maybe you're considering a change from what you're doing, uh, whether that's more flexibility that you want, you want more control over your income or a career that feels more aligned with you and where you want to go. So I'm hoping by now you have a clear understanding of the role of a REALTOR®, what we do, the bit of skillsets and the mindsets that you need to have and the steps you need to take to, in order to become a REALTOR®.

Sameer Amini: So again, you do a few five courses in two simulation sessions and, uh, takes you about anywhere from five to 10 months. You can do it faster, a little bit longer. It's completely up to you on your pace. So the next step is simply deciding when you want to begin.

              23:00

Registering With RECO

Sameer Amini: Our team at Career College Group, again, is available to answer your questions, walk you through the enrollment process, and help you choose the format that fits your life. Now, whether you want the self-paced option or you want the group instructor led option, it's completely up to you. Okay? So you can see on the slide, we have a link there for you to go to. You can go visit that link and you can sign up if you're ready. We're ready to support you through this entire journey and help you build a foundation for a great start in real estate. So let's open up the floor to any questions that you may have. Feel free to put any questions in the chat.

Sameer Amini: If no questions, then we are going to be good to end the webinar and ramin, okay? I see your message. Uh, perfect. One of the best things, uh, about, again, CCG is, uh, being able to join the group session from course one, by the way, all the way from course one completely from your first module, but remain a message as well. And, and anyone who, by the way, you can transfer to CCG at any point. So if you're part of another college, you're more than welcome to transfer to CCG. And, uh, there's a very quick process for that, and you can contact our team for that and we'll help you through that step. Okay? Yeah.

Sameer Amini: And, uh, the procedure is very simple. Romy, you can go to our site. So go to that link, sign up, and our team, when they contact you, you can tell them your situation and they'll help you through it. You have another question by Priyanka Priyanka, uh, I understand, okay, but worried about the math part, but pri tell me a little bit more about the math part. I would love to understand more, gimme a scenario. Do you mean the math part in terms of, um, like the commission math or the math? Like in what part of it For mortgage? Okay, so let me comment on that very quickly. Nowadays, actually, I remember 12, 12, 15 years ago when I got my, when I was doing my courses, they actually made me buy, uh, a very special calculator called the Mortgage Calculator.

Sameer Amini: And that calculator was just to help you do the mortgage calculation. But now we're in 2026, and I have never ever used that calculator. I bought it for the course, but I actually never used it. Why? Because now with the power of internet, you have these all done online for you. And, uh, for all of you that are listening, if you like, actually, you could actually go to your, uh, play store or app store on your phone and download an app called Canadian Mortgage, and you're going to love that application. And we use it all the time in the field for mortgage questions. For example, my client says, Samira, if I buy this for half a million, what would my monthly look like?

Sameer Amini: We say, gimme one minute and I'll get that answer for you. So we just go on the app, we actually plug in the numbers, and it tells us exactly what the monthly's gonna be, what their interest rate's gonna be, uh, all those questions we answer on the spot because of these apps.

              26:30

Choosing a Brokerage and Beginning Practical Training

Sameer Amini: So the technology is so good now that, yeah, you're, you, you won't have a lot of issues with that. Think of me as, as the person who's climbed Mount Everest and you all want to climb Mount Everest. So ask me any questions that I would be more than willing to share Whatever situation you're in, we're gonna help you. And again, if you're already part of a specific college, we're gonna help you transfer over because the value of these group led sessions is, is, I, I, I can't, I can keep going on about it. They're extremely valuable because you feel you're part of a, some something, you're part of a group. You're not alone reading books and reading content by yourself.

Sameer Amini: You get to see other people that are in the same journey as you. It's incredibly helpful. Thank you so much again for joining. I really, really appreciate it. Um, I did mention my name, I did mention, uh, a show. I did mention a few things. Feel free to look them up. Feel free to let any of those things be a motivation for you. And that's really the reason I brought those up. So you, you get to see what we do. You get to see what's out there. I hope that also keeps you motivated and once you join those group sessions that we do, we're gonna always be motivating you every session. So that's the other fun part. Have an amazing night.

Sameer Amini: Thank you again for joining.
